We are seeking a skilled and reliable Maintenance Technician to join our dynamic property management team. As a Maintenance Technician, you will be responsible for the upkeep and repair of our residential and commercial properties, ensuring all facilities are safe, functional, and well-maintained. This role requires a proactive approach to maintenance and the ability to respond to tenant requests in a timely and professional manner. You will be involved in general maintenance repairs and minor remodel work on residential properties, which includes plumbing, electrical, and carpentry tasks. Your expertise will help maintain the quality of our properties and enhance the experience of our guests and clients.

Responsibilities

  • Perform general maintenance repairs and minor remodel work on residential properties.
  • Repair and replace faucets, toilets, sinks, garbage disposals, drain lines, and water heaters.
  • Troubleshoot electrical problems, replace outlets and switches, and install light fixtures and LED can lights.
  • Repair and troubleshoot appliances and wall furnaces.
  • Conduct general carpentry repairs, including repairing fences, cabinet doors, and installing windows.
  • Perform minor painting touch-ups, drywall patching, and texturing.
  • Respond to maintenance requests from tenants in a timely and professional manner.
  • Coordinate and oversee the work of external contractors and vendors when necessary.
  • Perform preventative maintenance to avoid costly repairs and ensure long-term asset protection.
  • Maintain accurate records of all work orders and repair activities.
  • Assist in preparing units for new tenants, including minor repairs, painting, and cleaning.

Requirements

  • High school diploma or equivalent; technical school or trade certification is a plus.
  • 2+ years of experience in general maintenance, building systems, or property management.
  • Strong knowledge of HVAC, plumbing, electrical, and general building maintenance.
  • Knowledge of digital door locks, e-locks, and garage keypads.
  • Ability to set up modems, routers, and wifi.
  • General knowledge and ability to install TVs and electronics.
  • Ability to troubleshoot, repair, and perform preventive maintenance.
  • Valid driver's license, auto insurance, and reliable transportation.
  • Strong communication skills and the ability to work well with tenants and staff.
  • Physical ability to perform manual labor, including lifting up to 50 pounds.

Nice-to-haves

  • Experience with property management software.
  • Knowledge of local building codes and regulations.
  • Ability to work independently and manage time effectively.
