The Maintenance Technician will be responsible for diagnosing and repairing mechanical systems, including HVAC, electrical, plumbing, and major appliances. They will also perform general carpentry tasks, prepare vacant units for move-in, and ensure compliance with health and safety standards. This position requires a proactive individual who is passionate about providing excellent service and is willing to be on-call for emergency situations. Responsibilities

  • Maintain, diagnose, and repair mechanical systems, including HVAC, electrical, plumbing, and major appliances.
  • Perform maintenance, repair, and/or install items of general carpentry on the exterior and interior of the property.
  • Prepare vacant units for move-in, including interior and exterior paint, updating fixtures, changing locks, and replacing windows.
  • Ensure systems, structures, and building codes are consistent with health and safety standards.
  • Inspect alarm systems (fire, protection) and schedule repairs when needed.
  • Consult with subcontractors for scheduling and preparation as requested.
  • Address issues with landscaping, snow/ice removal, and remove debris and trash from the property grounds.
  • Conduct pest control activities, including spraying insecticide or escorting pest control to units for professional service.
  • Perform all other tasks as assigned.

Requirements

  • 3+ years as a maintenance technician in the multi-family industry.
  • EPA Certification preferred.
  • Ability to prioritize, multi-task, and work in a fast-paced environment.
  • Knowledge of electrical, plumbing, and general maintenance processes and methods.
  • Mechanically inclined with troubleshooting skills for all systems installed on the properties.
  • Ability to operate hand tools and power tools.
  • Working knowledge of common appliances and devices.
  • Good physical condition and strength to climb stairs, stoop, kneel, stand, and walk long distances.
  • Driver's License to travel to multiple properties.
  • Willingness to be on-call for emergency situations.
