About the position

A national, mid-sized property management company is seeking several Maintenance Technicians for one of their beautiful communities in San Antonio, TX. This full-time position offers excellent pay ranging from $16 to $20 per hour, along with competitive benefits. The Maintenance Technician will work under the direction of the Maintenance Supervisor and will be responsible for the overall maintenance of the property and all areas related to the daily maintenance of the community. This role requires some weekend work and participation in on-call emergencies for evening, weekend, and holiday coverage. The Maintenance Technician will be tasked with the prompt and efficient preparation of vacant units for occupancy and the completion of service repairs as requested by residents. Responsibilities include performing necessary repairs and maintenance of the community grounds, common areas, and parking lots to ensure proper upkeep and mitigate any deferred maintenance and/or life-safety issues. Regular maintenance of pools, hot tubs, playgrounds, fitness equipment, fountains, and other common area amenities is also required. Daily tasks will include trash collection, exterior light checks, landscape maintenance, custodial work, snow removal, and AM/PM lock-up of amenities as needed. The technician must maintain adequate knowledge of and comply with OSHA standards and company safety policies at all times. Preventative maintenance will be performed as designated by the company, along with scheduled maintenance on all equipment based on the manufacturer's recommendations and operating manuals. The role also involves performing repairs to appliances, fixtures, electrical systems, plumbing-related items, and various interior and exterior maintenance tasks. The technician will be responsible for the supply, inventory, and upkeep of all personal tools and equipment owned by the community, ensuring a clean and organized work area. The ideal candidate will demonstrate strong communication skills, customer service orientation, and a commitment to continuous learning. They should maintain a positive attitude and professional appearance while responding to resident requests and concerns efficiently and courteously. This position does not have supervisory responsibilities, but the technician will be expected to work collaboratively with the maintenance team and report any unusual circumstances to the Property Manager.

Responsibilities

  • Responsible for the prompt and efficient preparation of vacant units for occupancy and completion of service repairs as requested by residents.
  • Perform necessary repairs and maintenance of the community grounds, common areas, and parking lots to ensure proper upkeep and mitigate any deferred maintenance and/or life-safety issues.
  • Perform regular maintenance of pools, hot tubs, playgrounds, fitness equipment, fountains, and other common area amenities.
  • Conduct daily trash collection, exterior light checks, landscape maintenance, custodial work, snow removal, and AM/PM lock-up of amenities as needed.
  • Maintain knowledge of and comply with OSHA standards and Company safety policies at all times.
  • Perform and record preventative maintenance as designated by the Company.
  • Perform scheduled maintenance on all equipment based on the manufacturer's recommendations and operating manuals.
  • Participate in and ensure punctual response to on-call emergencies for evening, weekend, and holiday coverage.
  • Perform repairs to appliances, fixtures, switches, outlets, circuits, thermostats, furnaces, air conditioners, and other electrical systems and components.
  • Perform plumbing repairs such as replacing fittings, fixtures, disposals, and appliances, clearing stoppages, and repairing connections.
  • Perform repairs to apartments including replacing and texturing drywall, painting, installing and repairing blinds, flooring, and screen doors, and installing tile, grout, and caulking.
  • Perform repairs to concrete, masonry, roofs, fencing, asphalt, sprinkler systems, carports, garages, steps, and other exterior maintenance items.
  • Conduct carpentry work such as fitting doors, door jambs, and windows, replacing and building shelves, cabinet drawers and doors, and installing countertops.
  • Responsible for the supply, inventory, and upkeep of all personal tools and equipment owned by the community.
  • Care for and clean work area, tools, and equipment on a regular basis.
  • Respond to all resident requests and concerns in an efficient and courteous manner.
  • Maintain a positive attitude, professional appearance, and courteous disposition at all times.
  • Promptly report any unusual or extraordinary circumstances regarding residents, personnel, or the community to the Property Manager.

Requirements

  • High School Diploma or GED required.
  • HVAC and CPO certification required.
  • 1-2 years of experience in maintenance, electrical, and plumbing preferred.
  • Ability to read and interpret documents such as safety rules, service requests, operating and maintenance instructions, and procedure manuals.
  • Ability to understand and deal effectively with resident, vendor, or personnel concerns according to Company policy.

Nice-to-haves

  • Experience in plumbing (1 year preferred)
  • Experience in electrical work (1 year preferred)
  • HVAC Certification (Preferred)
  • Certified Pool Operator (Preferred)
