About the position

The Maintenance Technician (MT) is responsible for maintaining the physical integrity of properties managed by Connecticut Housing Partners. This role involves ensuring a safe and sanitary living environment for residents and assisting the Operations Manager with various maintenance tasks. The MT will perform a range of maintenance functions, including preventive and emergency repairs, and will be assigned to a specific district while also being available to assist at other locations as needed.

Responsibilities

  • Perform work duties as per the maintenance program developed for the property.
  • Conduct various maintenance functions including minor repairs in extermination, electrical, plumbing, appliances, flooring, carpentry, HVAC issues, and property inspections.
  • Complete minor repairs and improvements in vacant units for move-in status in a timely manner.
  • Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
  • Assist with vinyl floor, cove, and wall base installation.
  • Responsible for snow removal.
  • Assist with trash removal and keeping the grounds and common areas free of trash and debris.
  • Perform emergency on-call service for after-hours maintenance-related issues as required.
  • Assist with emergency roof repairs and exterior siding repairs.
  • Perform assigned preventive maintenance duties and tasks.
  • Prepare maintenance reports and all other job-related documentation.
  • Participate in emergency on-call shifts and after-hours maintenance.
  • Fill out daily operations work orders via phone system.
  • Assist cleaning staff as required.
  • Complete non-emergency work orders within five days and emergency work orders within 24 hours.
  • Complete special projects as assigned by Operations Manager or Director of Operations or designee.
  • Enforce and adhere to company policies, rules, and regulations.
  • Preserve and respect resident and applicant confidentiality.
  • Participate in training seminars as requested.
  • Perform all other related duties as assigned.

Requirements

  • High School Diploma or Equivalent.
  • At least 3 years of related experience in property maintenance.
  • Knowledgeable and skilled in the safe use of hand tools and small power tools.
  • Ability to foster a positive, active, and collaborative relationship with residents and communities.
  • Sufficient vision to read fine print and body movement to drive, climb, bend, and kneel.
  • Dexterity to manipulate tools and sufficient strength to lift up to 100 pounds.
  • Physical capability to tolerate heights and stamina to perform physical labor in adverse conditions.
  • Computer proficiency and neat, orderly work habits.
  • Adequate knowledge of plumbing, electrical, carpentry, and heating standard practices.
  • Professional demeanor and solid interpersonal skills.
  • Ability to handle emergency and pressure-sensitive situations due to complexity and time sensitivity when resolving problems.
  • Training in First Aid and a valid Connecticut Driver's License.
