About the position

The Michaels Organization is seeking a Maintenance Technician to perform various maintenance duties for residential units, ensuring exceptional service while assessing and repairing properties. This role involves basic plumbing, electrical work, carpentry, and custodial tasks, contributing to the overall upkeep and functionality of the community.

Responsibilities

  • Perform basic electrical repairs on appliances, fixtures, switches, outlets, and circuits.
  • Conduct light plumbing work, including clearing stoppages and replacing fittings.
  • Execute carpentry tasks such as fitting doors, building shelves, and refinishing floors.
  • Replace broken glass, tile, carpet, screens, and appliances as needed.
  • Assist in custodial and grounds work in common areas, including cleaning and maintenance tasks.
  • Respond to work orders and resident requests in a timely and professional manner.
  • Assist in apartment move-in and move-out inspections and scheduling annual inspections.
  • Maintain knowledge of water and gas meter cut-offs and sewer clean-outs.
  • Keep accurate records of preventive maintenance, work orders, and inventories.
  • Report maintenance or resident-related concerns to the manager promptly.
  • Periodically inspect units and common areas, performing repairs and janitorial assistance as needed.
  • Attend training seminars and adhere to OSHA standards and company safety policies.
  • Ensure effective interactions with residents, contractors, and the property management team.
  • Track stock control and utilization of maintenance materials as required.

Requirements

  • Minimum of 1 year maintenance work experience or experience in a related field.
  • High School Diploma and training or experience in carpentry, plumbing, electrical work, painting, and cleaning.
  • Valid Driver's License and acceptable driving record may be required.
  • Willingness to work in various areas beyond repair maintenance, including janitorial and gardening tasks.
  • Ability to read, speak, and comprehend work instructions and safety notices in English.

Nice-to-haves

  • Trade School and/or Military training is a plus.
  • Specific certifications required by the property.
