About the position

Hyder Property Management Professionals is seeking a full-time Maintenance Technician to ensure the good condition and functionality of properties under management. The Maintenance Technician will be responsible for a variety of maintenance tasks, including but not limited to painting, HVAC installations, and landscaping. This role requires a thorough professional with a practical mindset and a keen attention to detail. The ideal candidate will be able to work autonomously while adhering to all health and safety guidelines. The primary goal is to maintain the buildings and common areas in optimal condition, ensuring a safe and pleasant environment for residents and visitors alike. The Maintenance Technician will survey buildings and mechanical repair systems to ensure compliance with health and safety standards. Responsibilities include performing maintenance on electrical systems, such as replacing light bulbs and sockets, cleaning and repairing circuit breaker panels, and assisting in the setup of ventilation and refrigeration systems. The technician will also maintain heating and plumbing systems, inspect alarm systems, and conduct necessary manual repairs, including fixing locks and replacing windows. Pest control activities, general upkeep procedures, and other assigned tasks such as painting and carpentry will also be part of the job. Additionally, the Maintenance Technician will assist in budget preparation and ensure adherence to it while managing work orders related to move-ins and move-outs. This position is crucial in maintaining the overall functionality and aesthetic of the properties managed by Hyder Property Management Professionals.

Responsibilities

  • Survey buildings and mechanical repair systems to ensure compliance with health and safety standards.
  • Perform maintenance of electrical systems, including replacing light bulbs and sockets, and cleaning and repairing circuit breaker panels.
  • Assist in the setup of ventilation, refrigeration, and other systems, conducting repairs as necessary.
  • Maintain heating and plumbing systems to ensure functionality.
  • Inspect alarm systems (fire, protection) and schedule repairs when needed.
  • Perform necessary manual repairs, such as fixing locks and replacing windows.
  • Undertake pest control activities, including spraying insecticide.
  • Conduct general upkeep procedures, such as landscaping, painting, and carpentry as assigned.
  • Assist in budget preparation and ensure adherence to it.
  • Manage work orders related to move-ins and move-outs.

Requirements

  • Proven experience as a maintenance technician.
  • Basic understanding of electrical, hydraulic, and other systems.
  • Knowledge of general maintenance processes and methods.
  • Working knowledge of tools, standard appliances, and devices.
  • Manual dexterity and problem-solving skills.
  • Good physical condition and strength with a willingness to work overtime.
  • A high school diploma or equivalent; Certificate in HVAC, building maintenance technology, or relevant field is a plus.
  • Certified Maintenance and Reliability Professional (CMRP) is desired.
