About the position

The Maintenance Technician at Asset Living is responsible for executing various maintenance processes within the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. This role involves ensuring the property meets operational objectives under the supervision of the Maintenance Supervisor and Community Manager, while also maintaining a high standard of customer service and community relations.

Responsibilities

  • Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
  • Ensure all repairs and replacements necessary for community common areas and units are completed.
  • Assist with the scheduling and performance of all maintenance/repair-related turn events.
  • Perform daily clean-up of the exterior of the community, including grounds, breezeways, and all common areas.
  • Conduct swimming pool maintenance and cleaning, maintaining accurate chemical logs.
  • Inspect grounds, buildings, and other community features daily to identify and correct hazardous conditions.
  • Maintain a preventative maintenance program to extend the life of the community and minimize future repairs.
  • Maintain a well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
  • Assist the Maintenance Supervisor in maintaining the hazard communications program and promote safe work practices.
  • Participate in unit inspections as requested and assist with monitoring inventory of equipment and supplies.
  • Maintain accurate records regarding service requests, EPA/OSHA standards, and apartment make-ready status.
  • Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit.
  • Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
  • Participate in on-call emergency situations at the community.

Requirements

  • High School Diploma or Equivalent.
  • Basic computer skills and ability to understand and perform all on-site software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
