About the position

Implicity Management is seeking a self-motivated and certified Maintenance Technician to join our team in Ingleside, TX. The ideal candidate will possess a valid EPA certification and have a strong background in general maintenance and property management. This full-time position requires a proactive individual who can handle various maintenance tasks, ensuring that all repairs and services are completed efficiently and to a high standard. The Maintenance Technician will be responsible for addressing a wide range of maintenance issues, including but not limited to A/C, electrical, plumbing, and appliance repairs. The role also involves effective communication with the property manager and providing outstanding customer service to residents. The technician will be expected to complete minor repair work, such as fixing doors, locks, and light fixtures, as well as performing basic plumbing tasks like unclogging drains and repairing leaks. Additionally, the technician will inspect vacated apartments, assist with trash outs, and be part of the on-call rotation for emergency repairs. This position offers a competitive pay range of $18 to $22 per hour, with expected hours of 40 per week, and requires availability for weekends as needed.

Responsibilities

  • Inventory and order parts as needed to complete work orders while managing the budget.
  • Repair maintenance issues including A/C, electrical, plumbing, and appliance repair.
  • Communicate effectively with the property manager on a daily basis.
  • Provide outstanding customer service to residents.
  • Complete minor repair work such as repairing doors, locks, door frames, and handles, as well as replacing light bulbs, sockets, switches, and window glass.
  • Perform basic plumbing tasks including unclogging drains and fixing leaking faucets and toilets.
  • Promptly respond to requests for emergency repairs.
  • Inspect vacated apartments and complete checklists for make-ready.
  • Assist with trash outs as needed.
  • Be comfortable being on the on-call rotation.

Requirements

  • Minimum of 1 year general maintenance or property experience.
  • Experience in carpentry, plumbing, electrical, and HVAC.
  • Valid EPA Certification.
