About the position
NIED Enterprises is seeking an experienced Maintenance Technician to perform various maintenance duties at apartment communities in the Cleveland area. The role involves ensuring the overall maintenance of properties, troubleshooting and repairing various systems, and providing excellent customer service to residents. The technician will work independently or as part of a team, ensuring compliance with applicable laws and company standards.
Responsibilities
- Apply maintenance and customer service skills to ensure property maintenance meets company standards.
- Troubleshoot and repair plumbing, electrical, heating/cooling, carpentry, appliances, painting, and drywall.
- Prioritize and complete daily work orders for residents in a timely manner.
- Prepare vacant units for new residents according to company standards.
- Maintain the exterior grounds and conduct seasonal duties such as snow removal or pool maintenance.
- Conduct walk-throughs of the property to ensure everything is in working order and take corrective actions as needed.
- Be available for on-call duty and respond to emergency calls as required.
- Attend staff meetings as requested.
- Perform appliance repairs, including troubleshooting and cleaning.
- Conduct carpentry tasks using hand and power tools, including drywall repair and cabinetry work.
- Perform basic electrical tasks such as replacing outlets and light fixtures.
- Maintain HVAC systems, including filter changes and troubleshooting.
- Conduct basic plumbing repairs and maintenance.
- Care for pool and spa facilities, including cleaning and chemical testing.
Requirements
- High School Diploma or GED required.
- 2 years of experience in plumbing, electrical, HVAC, drywall, and general maintenance.
- Strong analytical, organizational, and communication skills.
- Ability to handle multiple tasks and projects effectively.
- Valid Driver's License preferred.
Nice-to-haves
- Experience with Fair Housing regulations.
- Knowledge of fire and security system operation.
