About the position

The Galman Group is seeking a dedicated and organized Full-Time Maintenance Technician to join our team in Philadelphia, PA. This role is essential in maintaining a clean and safe environment for our residents, ensuring their satisfaction with our services. As a Maintenance Technician, you will be responsible for performing routine maintenance tasks, repairs, and the upkeep of all common areas and units. Your professionalism and respectful demeanor will be crucial as you manage the property with care and attention to detail. In this position, you will conduct all business in accordance with company policies and procedures, as well as relevant laws such as Fair Housing and the Americans with Disabilities Act. You will need to be knowledgeable about EPA and OSHA regulations regarding the proper storage and management of hazardous materials. Your responsibilities will include monitoring the condition of the apartment property, initiating corrective actions for unsafe conditions, and performing routine preventive maintenance on equipment as directed by the Maintenance Supervisor and Manager. You will also be responsible for diagnosing and performing minor or routine maintenance and repairs on various systems, including electrical, plumbing, A/C and heating, appliances, and more. Additionally, you will assist in make-ready repairs, report major repairs to senior maintenance staff, and maintain inventory levels of spare parts and supplies. The role may require you to utilize personal transportation for picking up parts and supplies, and you may occasionally be on-call for expedient travel to assigned properties. Safety is paramount, and you will be expected to comply with all safety rules and use appropriate safety equipment at all times.

Responsibilities

  • Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.
  • Knowledgeable of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials.
  • Monitor the condition of apartment property and initiate action to correct unsafe conditions.
  • Schedule and perform routine preventive maintenance on all appropriate equipment as directed by Maintenance Supervisor and Manager.
  • Inspect and maintain all tools in excellent condition.
  • Perform work area clean-up and safety-related duties.
  • Responsible for snow removal on designated properties.
  • Diagnose and perform minor or routine maintenance or repair involving electrical and plumbing systems, A/C and heating systems, appliances, and more.
  • Inspect and help coordinate all needed make-ready repairs and services.
  • Assist make-ready staff as required to meet deadlines.
  • Report all major repairs and need requisitions to senior maintenance technician and manager prior to any expenditure of funds.
  • Change locks and make keys, and assist in moving heavy appliances and equipment as necessary.
  • Maintain grounds neat and free of litter, and perform additional duties assigned by senior maintenance technician and manager.

Requirements

  • Valid driver's license and automobile insurance coverage.
  • High School Diploma or Equivalent (College Degree or Coursework Desirable).
  • Prior Maintenance Experience Required (vocational, technical, or trade education preferred).
  • Ability to Work On-Call Shifts.
  • Owns Personal Tools & Reliable Vehicle (driver's license required).
  • HVAC Certification & Experience Preferred.
  • Plumbing Skills.
  • Electrical Skills.
  • Carpentry Skills.
  • Ability to work in a fast-paced and customer service-oriented environment.
  • Basic understanding of computers and web-based applications.
