About the position

The Maintenance Technician is responsible for the efficient performance of maintenance tasks within a property, reporting directly to the Maintenance Supervisor. This role requires a proactive approach to property upkeep, including physical inspections, repairs, and improvements, while ensuring compliance with company policies and maintaining a professional image. The technician must possess a variety of skills in HVAC, plumbing, carpentry, and general maintenance, and must be able to work independently and as part of a team.

Responsibilities

  • Observe the condition of the apartment complex and perform maintenance/repair/improvement as directed.
  • Maintain a valid driver's license.
  • Maintain a professional image and attitude among staff.
  • Report to the Maintenance Supervisor for work assignments.
  • Advise the Maintenance Supervisor of maintenance problems and solutions.
  • Make recommendations for the purchase of supplies and equipment.
  • Maintain an inventory of frequently used parts and order restocks monthly.
  • Meet daily with the Community Manager and provide written reports of work completed.
  • Establish daily work schedules for staff and monitor their efficiency.
  • Satisfy service requests promptly, informing residents of any delays.
  • Keep a permanent record of service requests received.
  • Report unusual circumstances in occupied apartments to the Community Manager.
  • Observe company policy regarding service requests and purchases.
  • Make purchases in the name of the property with prior authorization.
  • Control maintenance expenditures.
  • Maintain exterior lighting, gutters, roofs, and grounds.
  • Policing the property and dumpster areas regularly.
  • Know the location of all utility turnoffs and emergency contacts.
  • Establish a preventive maintenance schedule for various systems.
  • Know the current condition of all vacancies.
  • Participate in hiring maintenance personnel.
  • Hold classes for maintenance staff to improve efficiency.
  • Keep accurate inventory of tools and supplies.
  • Strip discarded appliances for usable parts.
  • Record serial numbers of appliances in apartments.
  • Maintain a clean and secure workshop.
  • Ensure maintenance staff works safely.
  • Leave notices in resident's apartments regarding work performed.
  • Perform make-ready tasks in turnover units as directed.
  • Ensure proper stocking of First Aid Kit and safety supplies.
  • Coordinate after-hours on-call service.

Requirements

  • Experience in property maintenance and repair.
  • Knowledge of HVAC systems and appliances.
  • Familiarity with plumbing and carpentry.
  • Ability to lift up to 50 pounds.
  • Valid driver's license.

Nice-to-haves

  • Experience in continuous improvement practices.
  • Certifications in HVAC or plumbing.
