About the position

The Maintenance Technician is responsible for performing various maintenance duties and service requests that ensure the visual and operational integrity of the Geddes Lake Condominium Association's properties. This role requires technical skills and the ability to communicate effectively with residents and staff, supporting the goals of the Association.

Responsibilities

  • Perform building repairs that the technician is specifically competent to perform.
  • Respond to work orders in a timely manner.
  • Maintain open communication with the Property Manager.
  • Paint and caulk as needed to maintain property aesthetics.
  • Clean gutters to ensure proper drainage.
  • Maintain the site lighting system for safety and visibility.
  • Maintain street signs and perform street repairs as necessary.
  • Re-key locks and manage water shut-offs when required.
  • Re-screen doors and windows to ensure proper function.
  • Handle site-wide deliveries efficiently.
  • Maintain and repair pool equipment as needed, including monitoring pool and spa chemicals daily.
  • Advise the Property Manager of the need for tools and supplies.
  • Report any potential problems seen in routine daily operations to the Property Manager.
  • Operate and maintain machinery or equipment, diagnosing malfunctions and performing repairs as needed.
  • Record type and cost of maintenance or repair work, including hours and supplies used.
  • Store, maintain, and repair tools and supplies effectively.
  • Maintain and clean the sheds, Maintenance Office, and maintenance yard.
  • Maintain and repair equipment and vehicles as necessary.
  • Assist in Geddes Lake Annual Safety Inspections to ensure compliance and safety.
  • Assist in snow and ice removal operations during winter months.
  • Serve in the regular 'On-Call' rotation for emergency maintenance needs.
  • Assist in maintaining security on the site as needed.
  • Attend the Annual Meeting to stay informed and engaged with community matters.
  • Support GLCA goals, objectives, policies, and expectations for work on the site.
  • Become familiar with the Geddes Lake House Rules and Maintenance Matrix to enforce them as needed.
  • Attend training classes to enhance skills and knowledge.
  • Perform other duties as may be assigned.

Requirements

  • A valid driver's license and a good driving record are required.
  • High School diploma or GED is required.
  • Experience in carpentry, plumbing, wiring, painting, pool operations, and landscape maintenance is preferred.
  • Practical training and experience in a wide range of property maintenance functions are helpful.

Nice-to-haves

  • Experience in light plumbing, light electrical work, and carpentry skills.
  • Ability to communicate clearly with co-owners, residents, and other staff members.
