About the position

The Maintenance Technician is responsible for performing general maintenance and repairs to ensure that apartment units and property facilities are in good working order. This role involves handling service requests, performing preventative maintenance, and ensuring that vacant apartments are market-ready. The technician works under the supervision of the Property Manager and Maintenance Supervisor, contributing to the overall upkeep and functionality of the property.

Responsibilities

  • Receives maintenance requests and prioritizes work orders efficiently.
  • Examines and diagnoses problems with HVAC units and determines repair methods.
  • Performs preventative maintenance on HVAC units, including filter replacements and cleaning.
  • Checks and repairs appliances, sinks, faucets, and commodes.
  • Conducts minor to moderate plumbing repairs and installations.
  • Performs minor electrical repairs and replacements of light fixtures.
  • Repairs locks and miscellaneous items as needed.
  • May perform painting projects for property units.
  • Prepares vacant units for prospective tenants through 'make ready' projects.
  • Reviews and repairs the condition of floors, walls, and carpets.
  • Responds to resident service requests and concerns promptly.
  • Delivers communications to residents and leaves completed work orders.
  • Cleans up debris caused by maintenance work without using residents' personal items.
  • Records time spent on work orders for each unit.
  • Informs the Property Manager of any significant repair needs.
  • Performs maintenance in common areas and the leasing office as required.
  • Maintains cleanliness of the property grounds and pool area.
  • Inventories pool and ground supplies and informs the Maintenance Supervisor when supplies are low.
  • Works with vendors on special maintenance projects as needed.
  • Distributes newsletters and notices to residents.
  • Operates a motor vehicle to transport tools and materials.
  • Works irregular hours, including on-call and overtime as required.
  • Adheres to safety and hazard communication policies.
  • Assists the Maintenance Supervisor on special projects and attends training programs.
  • Maintains open communication with the Maintenance Supervisor and other staff.

Requirements

  • High school diploma/GED and one to three years of experience in facility maintenance and mechanical repair required.
  • Familiarity with federal, state, and jurisdictional laws concerning multi-family housing and Fair Housing.
  • Thorough knowledge of heating and air conditioning unit maintenance and repair.
  • General knowledge of appliance, lighting fixture, and plumbing maintenance.
  • Ability to operate standard and specialized tools for repairs and maintenance.
  • Strong customer service and problem-solving skills.
  • Computer/technical skills to operate mobile computing devices.

Nice-to-haves

  • Associate degree in a related technical or mechanical field preferred.
  • Bilingual - Spanish is a plus.
  • Commercial maintenance experience with plumbing, electrical, and janitorial strongly preferred.
  • EPA Type II or Universal and/or Pool Certification (CPO) preferred.
  • Certificate for Apartment Maintenance Technicians (CAMT) preferred.
