About the position

The Maintenance Technician role involves performing a variety of maintenance tasks in a property management setting, specifically within an apartment community in Dearborn Heights, MI. The technician will be responsible for ensuring the upkeep of the property, addressing maintenance requests, and collaborating with team members and residents to maintain a safe and pleasant living environment.

Responsibilities

  • Professionally communicate with coworkers, vendors, and residents
  • Complete service requests in occupied apartments in a timely manner
  • Maintain common hallways and community room areas
  • Turn vacant apartments to make them ready for leasing
  • Remove trash and debris from vacant units
  • Assist bailiff with evictions
  • Repair or replace window glass and screens
  • Paint and/or touch up paint as needed
  • Perform carpentry tasks including repairing/replacing drywall, doors, trim molding, cabinets, countertops, and tile work
  • Conduct basic electrical work including replacing light switches, receptacles, and installing light fixtures
  • Perform basic appliance repairs including replacing stove burners, refrigerator thermostats, and washer/dryer repairs
  • Conduct basic plumbing work including repairing faucets, tubs, and unclogging drains
  • Perform HVAC repairs including troubleshooting and replacement of components
  • Maintain operable exterior and common area lighting
  • Remove ice and snow from walkways, porches, and drives as necessary
  • Perform general grounds duties including picking up trash and planting flowers
  • Complete routine preventative maintenance on machines, tools, and equipment
  • Perform after-hours on-call services for maintenance emergencies
  • Assist Supervisor/Manager/Area Director with other tasks as needed

Requirements

  • Valid HVAC Certification license
  • Strong attention to detail
  • Ability to collaborate effectively within a team and independently
  • Excellent communication skills
  • Adept troubleshooting abilities
  • Sound decision-making skills
  • Initiative to undertake responsibilities and tackle challenges
  • Valid driver's license and reliable transportation
  • Ability to lift up to 50 lbs. and climb ladders to various heights

Nice-to-haves
