About the position

The Maintenance Technician at Vesta Realty is responsible for maintaining the property’s repair operations to ensure safety, quality, and cleanliness. This role involves assisting the Maintenance Supervisor with preventative maintenance tasks and responding to maintenance emergencies. The technician will uphold company standards while performing various maintenance tasks, including plumbing and electrical repairs, and ensuring the overall upkeep of the property.

Responsibilities

  • Assist in trash pickup on the property.
  • Assist in all types of maintenance as necessary and requested.
  • Complete turnovers/make-readies of vacant units as requested.
  • Be on-call to handle maintenance emergencies from residents and property emergencies.
  • Assist with resident functions as requested.
  • Complete all duties regarding make-ready/vacant units.
  • Service appliances as requested.
  • Service general plumbing and basic electrical needs, including replacing/fixing toilets, light switches, garbage disposals, and ceiling fans.
  • Rekey locks as requested.
  • Maintain inventory of tools, equipment, and supplies.
  • Replace burned out light bulbs and broken globes in units and throughout the property as needed.
  • Perform corrective maintenance and satisfy residents' needs following company procedures when performing service requests.
  • Observe conditions of apartments and report any unusual circumstances.
  • Make regular inspections of the grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment as directed.
  • Familiarize with the location of power, water, and gas turnoff valves, clean-out traps, fire extinguishers, and fire hydrants on the property.
  • Enter occupied apartments to perform necessary repairs.
  • Clean up thoroughly after performing work.
  • Notify Maintenance Supervisor and/or Property Manager regarding any supplies necessary to complete service requests.
  • Perform pool and spa maintenance as directed.
  • Follow company procedures regarding safety and emergencies.
  • Attend employee meetings and training seminars as requested.
  • Wear company uniform and badge during work hours.

Requirements

  • High School diploma or equivalent.
  • Above-average written and oral communication skills.
  • Ability to communicate effectively in English.
  • Reliable transportation.
  • Valid Driver's License.
  • Provides/uses own tools.
  • Always uses good safety habits.
  • Neat, clean appearance.
  • Compatible with a wide range of people.
  • Thorough, reliable, responsible, honest, organized, flexible, and service-oriented.
  • Basic knowledge of electrical systems, plumbing systems, and painting procedures.
