The Maintenance Technician at The Michaels Organization plays a crucial role in ensuring that residential units are well-maintained and ready for occupancy. This position involves performing a variety of maintenance duties, including basic plumbing, electrical work, painting, appliance repairs, and cleaning units and grounds for inspections and new occupancy. The technician is expected to provide exceptional service while assessing and repairing the property, ensuring that all tasks are completed to a high standard and in a timely manner. Key responsibilities include performing basic electrical repairs on appliances, fixtures, switches, outlets, and circuits, as well as light plumbing work such as clearing stoppages and replacing fittings. The technician will also engage in carpentry work, which includes fitting doors, freeing windows, building shelves, sanding and refinishing floors, and both exterior and interior painting. Additionally, the role requires replacing broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, and locks. The Maintenance Technician will assist in custodial and grounds work, ensuring that common areas are clean and well-maintained. Responding to work orders, resident requests, and concerns in a professional manner is essential. The technician will also assist in apartment move-in and move-out inspections, help schedule annual apartment inspections, and complete the make-ready process of vacant apartments as directed by the Manager. Keeping accurate records regarding preventive maintenance, work orders, and inventories is also a critical part of the job. The technician must be knowledgeable about water and gas meter cut-offs, apartment and fixture cut-offs, and sewer clean-outs. Regular inspections of all units, buildings, and common areas will be required, along with performing repairs and janitorial assistance as needed. The role also involves attending training seminars and adhering to OSHA standards and company safety policies. Effective communication with residents, contractors, and the property management team is vital to ensure that all maintenance services are provided professionally and efficiently.
