About the position

The Maintenance Technician plays a crucial role in ensuring the general appearance and maintenance of the physical property. This position involves assisting the Maintenance Superintendent in maintaining the facility in a safe and comfortable manner. The technician is responsible for a variety of tasks that contribute to the upkeep of the property, ensuring that it meets the standards expected by residents and management alike. The role requires a proactive approach to maintenance, responding to work orders, and performing both routine and emergency repairs as needed. The technician will follow detailed assignments provided by the Maintenance Superintendent, engaging in repair work, general maintenance, and preventive maintenance of the facility. This includes changing air conditioner filters in all apartments and public areas every three months or as needed, performing light electrical repairs on appliances, switches, outlets, and circuits, as well as light plumbing work such as clearing stoppages and replacing fittings. The technician will also be responsible for replacing broken glass, tiles, screens, fixtures, and locks, as well as performing carpentry work like fitting doors and building shelves. In addition to these tasks, the Maintenance Technician will repair concrete, masonry, roofs, fencing, and windows as required, participate in refurbishing apartments prior to new occupancy, and keep accurate records regarding preventive maintenance. The technician will conduct routine inspections of facilities and grounds, noting defects, sanitation problems, and safety hazards, and will take corrective action as necessary. The role also includes participating in a standby emergency schedule for evening, weekend, and holiday coverage to ensure that help is available in the event of any emergency maintenance problem. The technician must ensure that work areas are clean and that equipment and supplies are properly stored before leaving such areas. The technician may also assist the manager with annual inspections, maintain and prepare a variety of inventory and work assignment records, and initiate requests for needed supplies and equipment. Compliance with all policies, local, state, and federal laws and regulations is essential, as is maintaining required licenses and certifications.

Responsibilities

Requirements

  • Ability to lift and/or move up to 50 pounds and push/pull up to 250+ pounds.
  • Ability to walk, climb stairs or ladders, and stand for extended periods of time.
  • Maintain required licenses and certifications.
  • Comply with all policies, local, state, and federal laws and regulations.
