About the position

The Maintenance Technician position at RPM Living is responsible for performing general maintenance tasks and ensuring the cleanliness of both the interior and exterior common areas of the property. This role is essential in maintaining the community's aesthetics and structural integrity, responding to maintenance requests, and assisting in various maintenance and landscaping duties. Responsibilities

  • Perform regular custodial duties around the property and maintain the common areas, including sweeping, mopping, vacuuming, dusting, and removing trash.
  • Complete grounds work as directed by Maintenance Manager and/or Community Manager, including picking up trash, cleaning dumpster areas, and blowing the parking area and sidewalks.
  • Thoroughly clean breezeways by removing cobwebs, bugs in lights, mopping floors, and power washing.
  • Execute basic landscaping tasks such as trimming, pruning, watering, and monitoring irrigation.
  • Assist in the preparation of make-ready units by removing trash from vacant apartments.
  • Safely operate equipment such as power washers, backpack blowers, and floor scrubbers.
  • Assist in pool maintenance and understand basic pool care.
  • Ensure prompt response to emergency on-call and after-hours maintenance assignments.
  • Complete work orders and maintenance tasks within 24-48 hours, updating records in the computer system.
  • Perform repairs to maintain the community's aesthetics and structural integrity.
  • Ensure compliance with company and regulatory policies, including OSHA regulations.
  • Report supply needs to Maintenance Manager and maintain shop organization.

Requirements

  • At least 1 year of experience in maintenance or a related field, preferred.
  • High school diploma or GED - Preferred.
  • General knowledge in a variety of skilled trades including construction, repair, and maintenance.
  • Ability to work efficiently and meet deadlines.
  • Good organizational skills and attention to detail.
  • Valid driver's license - Required.
