About the position

The Maintenance Technician plays a crucial role in maintaining the physical integrity of the community, ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. This position involves a variety of tasks that require technical skills and a commitment to exceptional customer service. The Maintenance Technician will assist the Maintenance Manager in carrying out assigned duties safely and effectively, while also being prepared to perform additional tasks as requested by the Maintenance Manager and Community Manager. The role demands a proactive approach to identifying and addressing maintenance issues, ensuring that all work is completed to a high standard and in compliance with relevant laws and regulations. In this position, the Maintenance Technician will be responsible for a wide range of maintenance tasks, including HVAC repairs, basic electrical and plumbing work, carpentry, painting, and flooring care. The technician must be knowledgeable about pertinent laws and regulations, including EPA and OSHA standards, particularly regarding the management of hazardous materials. The role also requires the technician to be vigilant about the condition of the property, taking immediate action to correct any unsafe conditions that may arise. This includes responding to work orders and resident concerns in a timely and professional manner, as well as maintaining accurate records of preventive maintenance and repairs. The Maintenance Technician will also be expected to participate in training seminars and adhere to company safety policies and procedures at all times. Effective communication and interaction with residents, contractors, and the property management team are essential to ensure that all maintenance services are delivered professionally and efficiently. Overall, this position is vital to the overall satisfaction of residents and the successful operation of the community.

Responsibilities

  • Assist the Maintenance Manager in maintaining the physical integrity of the community.
  • Ensure a safe, secure, and comfortable living environment for residents, visitors, and staff.
  • Perform basic and advanced HVAC repairs to residential heating and cooling systems.
  • Conduct basic electrical repairs on appliances, fixtures, switches, outlets, and circuits.
  • Perform light plumbing work, such as clearing stoppages and replacing fittings.
  • Carry out carpentry work, including fitting doors, freeing windows, and building shelves.
  • Perform painting tasks, including taping, texturing, caulking, and minor drywall repairs.
  • Ensure proper care of flooring, including prepping for stripping, waxing, and cleaning.
  • Replace broken glass, tile, screens, fixtures, appliances, and locks.
  • Assist in custodial and grounds work in common areas.
  • Respond to work orders and resident concerns in a timely manner.
  • Assist make-ready staff to meet deadlines as required.
  • Complete accurate records regarding preventive maintenance and work orders.
  • Report maintenance or resident-related concerns to the manager in a timely manner.
  • Periodically inspect all units, buildings, and common areas for repairs and janitorial assistance.
  • Attend and participate in training seminars as requested.
  • Ensure effective interactions with residents, contractors, and property management team.
  • Maintain knowledge of inventory levels of spare parts and supplies.

Requirements

  • HVAC certification preferred.
  • One-year experience or training in carpentry, light plumbing, light electrical work, painting, refurbishing, and cleaning.
  • Proven knowledge and application of codes, laws, and regulations.
  • High School Diploma or GED required.
  • Valid Driver's License and acceptable driving record required.
  • Completion of all required courses, classes, and training provided by Michaels.
