The Maintenance Technician plays a crucial role in maintaining the physical integrity of the community, ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. This position involves a variety of tasks that require technical skills and a commitment to exceptional customer service. The Maintenance Technician will assist the Maintenance Manager in carrying out assigned duties safely and effectively, while also being prepared to perform additional tasks as requested by the Maintenance Manager and Community Manager. The role demands a proactive approach to identifying and addressing maintenance issues, ensuring that all work is completed to a high standard and in compliance with relevant laws and regulations. In this position, the Maintenance Technician will be responsible for a wide range of maintenance tasks, including HVAC repairs, basic electrical and plumbing work, carpentry, painting, and flooring care. The technician must be knowledgeable about pertinent laws and regulations, including EPA and OSHA standards, particularly regarding the management of hazardous materials. The role also requires the technician to be vigilant about the condition of the property, taking immediate action to correct any unsafe conditions that may arise. This includes responding to work orders and resident concerns in a timely and professional manner, as well as maintaining accurate records of preventive maintenance and repairs. The Maintenance Technician will also be expected to participate in training seminars and adhere to company safety policies and procedures at all times. Effective communication and interaction with residents, contractors, and the property management team are essential to ensure that all maintenance services are delivered professionally and efficiently.
