About the position

As a Maintenance Technician at FirstService Residential, you will play a crucial role in maintaining an attractive, safe, and pleasing environment for residents. This position is essential in delivering high-quality service to the community. Under supervision, you will be responsible for performing routine maintenance tasks, providing maintenance support, and ensuring that commitments to residents are met. Your work will include maintaining common areas and amenities, ensuring resident satisfaction, delivering quality and timely service, and providing personal attention to residents. Your responsibilities will encompass a variety of tasks, including performing minor and major repairs on common area buildings and equipment, documenting work through the appropriate work order system, and conducting minor repairs on lighting. You will also be involved in painting both exterior and interior walls, maintaining grounds, pools, hot tubs, and common areas, and ensuring they are clean and free of safety hazards. Additionally, you will respond to service requests promptly and professionally, perform on-call emergency procedures, and report maintenance issues to the manager. The role requires knowledge of various maintenance functions, including plumbing, pool maintenance, HVAC, general carpentry, electrical work, and fire/life safety issues. You will also be responsible for moving and arranging furniture, operating hand and power tools, and performing preventative maintenance while keeping accurate records of your activities. This position demands a proactive approach to maintenance and a commitment to providing excellent service to residents.

Responsibilities

  • Perform minor and major repairs of common area buildings and equipment as needed, documenting for follow-through with the appropriate work order system.
  • Install light bulbs and conduct minor repairs on ground-level lighting or lighting that can be reached with a 6-foot ladder.
  • Paint exterior and interior walls, structures, and fencing as needed while documenting through the appropriate work order process.
  • Maintain grounds, pools, hot tubs, common areas, and amenities to keep them clean and free of trash, debris, and other safety issues.
  • Rekey locks and reprogram garage remotes.
  • Respond to service requests in a timely manner and with a professional attitude.
  • Perform on-call emergency procedures as required.
  • Report and repair maintenance issues in the community and report needs to the manager.
  • Perform preventative maintenance and record such activities.
  • Move and arrange furniture and equipment and set up rooms for meetings as needed.
  • Maintain common areas including power washing walkways and disposing of garbage at appropriate disposal sites.
  • Operate a variety of hand and power tools used in building and ground maintenance.

Requirements

  • One year of previous experience as a Maintenance Technician or Engineer is required.
  • High School Diploma or GED is required.
  • Basic principles of plumbing, HVAC, wood finishing, painting, electricity, and carpentry are necessary.
  • Valid EPA Type II license preferred.

Nice-to-haves

  • Certifications such as EPA 608 - Minimum Type II and CPO are preferred.
