About the position

The Maintenance Technician at Highwoods plays a crucial role in maintaining the operational and physical health of a portfolio of Class A office buildings in Nashville. This position focuses on providing exceptional service to customers while ensuring the buildings are well-maintained and functional. The technician will be involved in various maintenance tasks, community building, and enhancing the customer experience through strategic partnerships.

Responsibilities

  • Responsible for the overall maintenance of building, utility systems, and building equipment.
  • Perform electrical, pneumatic, heating-venting, air conditioning, plumbing, and other facility systems maintenance.
  • Build strong customer relationships by proactively addressing concerns and inquiries.
  • Coordinate day-to-day maintenance activities of outside vendors and contractors.
  • Review and approve completed and outstanding work orders for labor hours and turnaround time.
  • Respond to requests from Property Manager(s) for assistance.
  • Perform general repairs, installations, and maintenance on building equipment.
  • Refer complex situations to the Property Manager.
  • Conduct routine building inspections.
  • Install and repair plumbing fixtures and drain lines.
  • Perform preventive maintenance and repair of water pipes and associated equipment.
  • Monitor water chemical treatment programs for cooling towers and fountains.
  • Investigate and monitor repeat tenant-related calls and report them to the Property Manager.
  • Assist contractors with life safety alarm systems and fire protection systems testing.
  • Perform installation and repair of ceiling tiles, wall coverings, and other interior finishes.
  • Maintain accurate and timely record keeping and reporting.
  • Assist in snow and ice removal using hand tools.

Requirements

  • Documented training/certification/license in plumbing, mechanical, construction, life safety, or roofing.
  • Availability for emergency calls at night, weekends, and holidays on a rotating schedule.
  • Knowledge of BAS systems strongly preferred.
  • Current Tennessee driver's license required.
  • Ability to bend, stoop, crawl, and climb ladders.
  • High school diploma or GED required; minimum of 2 years of education from an approved institution in relevant fields.

Nice-to-haves

  • Experience in industrial or commercial maintenance.
  • Knowledge of building life safety systems.
