About the position

The Property Maintenance Technician at Wilhoit Properties, Inc. is responsible for performing various maintenance tasks to ensure the efficient operation of the apartment community. This role involves maintaining the physical appearance and integrity of the facilities, ensuring a clean and comfortable living environment for residents and visitors, and completing apartment make-ready procedures.

Responsibilities

• Maintain the physical appearance and integrity of the apartment community
• Ensure clean and comfortable living environment for residents and visitors
• Complete apartment make-ready procedures such as painting, servicing appliances, plumbing, and electrical fixtures, repairing old and faulty parts, replacing burnt-out light bulbs, checking/changing locks, and cleaning
• Make regular inspections of grounds, buildings, lighting, plumbing, electrical fixtures, appliances, and major equipment and perform repairs as necessary with the approval of the Property Manager
• Maintain an organized maintenance shop and keep inventory of tools, equipment, and maintenance supplies
• Maintain apartment community curb appeal by performing necessary lawncare
• Take after-hours emergency calls, as assigned

Requirements

• Experience in property maintenance is preferred
• Strong mechanical knowledge
• Electrical, plumbing, and carpentry skills essential for working on various projects
• Required to stand/walk for long periods of time
• Availability for on-call emergencies at all hours
• Ability to work with both hands for frequent grasping and manipulation
• Strong time management, planning, and organizational abilities
