The Maintenance Technician at The Michaels Organization plays a crucial role in maintaining the physical integrity of the community, ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. The Maintenance Technician will assist the Maintenance Manager in carrying out assigned duties safely and efficiently, while also being prepared to perform additional tasks as requested by the Maintenance Manager and Community Manager. The role demands a proactive approach to identifying and addressing maintenance issues, as well as a thorough understanding of relevant laws and regulations, including those set forth by the EPA and OSHA regarding hazardous materials management. In this position, the Maintenance Technician will be responsible for a wide range of maintenance tasks, including but not limited to HVAC repairs, basic electrical and plumbing work, carpentry, and painting. The technician must be knowledgeable about the condition of the property and take immediate action to rectify any unsafe conditions, such as broken gates or inadequate lighting. The role also involves responding to work orders and resident concerns in a timely manner, maintaining accurate records of preventive maintenance and repairs, and ensuring effective communication with residents and the property management team. The Maintenance Technician will also participate in training seminars to stay updated on safety standards and company policies. This position requires a strong ability to work both independently and as part of a team, manage a diverse workload, and interact professionally with various stakeholders. The technician must be prepared to work flexible hours, including evenings, weekends, and holidays, as needed for emergency situations or scheduled shifts. Responsibilities

  • Assist the Maintenance Manager in maintaining the physical integrity of the community.
  • Ensure a safe, secure, and comfortable living environment for residents, visitors, and staff.
  • Perform basic and advanced HVAC repairs to residential heating and cooling systems.
  • Conduct basic electrical repairs on appliances, fixtures, switches, and outlets.
  • Perform light plumbing work, including clearing stoppages and replacing fittings.
  • Carry out carpentry work, such as fitting doors and sanding floors.
  • Execute painting tasks, including taping, texturing, and making minor drywall repairs.
  • Ensure proper care of flooring, including stripping, waxing, and cleaning.
  • Replace broken glass, tile, screens, and appliances as needed.
  • Assist in custodial and grounds work in common areas.
  • Respond to work orders and resident concerns in a timely manner.
  • Assist make-ready staff to meet deadlines as directed by the Maintenance Supervisor.
  • Complete accurate records regarding preventive maintenance and work orders.
  • Report maintenance or resident-related concerns to the manager in a timely manner.
  • Periodically inspect all units and common areas, performing repairs as needed.
  • Attend and participate in training seminars as requested.
  • Ensure effective interactions with residents, contractors, and property management team.
  • Maintain knowledge of inventory levels of spare parts and supplies.

Requirements

  • HVAC certification preferred.
  • One-year experience or training in carpentry, light plumbing, light electrical work, painting, refurbishing, and cleaning.
  • Proven knowledge and application of codes, laws, and regulations.
  • High School Diploma or GED required.
  • Valid Driver's License and acceptable driving record required.
  • Completion of all specific certifications required by law.
