We are currently seeking an experienced Maintenance Technician for our development in Port Washington, WI. The Maintenance Technician will be responsible for maintaining the cleanliness and safety of the property, including exteriors, common areas, vacant units, sidewalks, and alleyways. This position requires timely completion of work orders, effective inventory control, and basic maintenance tasks as needed. The technician will also be on call 24 hours as scheduled, ensuring that all maintenance needs are addressed promptly and efficiently. The Maintenance Technician will complete tasks assigned by the Maintenance Supervisor or Property Manager, participate in an emergency standby schedule for evenings, weekends, and holidays, and perform inspections of all units and common areas. Responsibilities include performing scheduled maintenance on equipment, minor repairs in plumbing, electrical, and painting, and assisting with grounds work such as snow removal and lawn care. The technician will also be responsible for keeping all areas of the property clean and orderly, notifying management of any major repair needs, and performing light electrical and plumbing work as required. This role is vital in ensuring that the property remains a safe and welcoming environment for all residents.

Responsibilities

  • Complete tasks as assigned by the Maintenance Supervisor and/or the Property Manager.
  • Participate in a standby-emergency schedule for evening, weekend, and holiday coverage.
  • Complete maintenance work requests in a timely manner.
  • Inspect all units, buildings, and common areas periodically, performing repairs and janitorial services as needed.
  • Perform scheduled maintenance on all equipment based on the manufacturers' recommendations and operating manuals.
  • Perform minor and routine painting, plumbing, electrical wiring, and other related maintenance activities using hand tools.
  • Assist in grounds work when necessary: snow removal, lawn care, and gardening.
  • Keep office, maintenance room, hallways, porches, common areas, and exterior building in clean and orderly condition.
  • Notify any concerns of need for major repairs to Maintenance Supervisor or Property Manager.
  • Check and replace outside lights, hallway lights, and common area lighting.
  • Clean and replace air conditioner filters.
  • Perform light electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.
  • Perform light plumbing work such as clearing stoppages, replacing fittings, etc.
  • Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, and locks.
  • Paint interior and exterior surfaces.
  • Perform carpentry work such as fitting doors, freeing windows, replacing and building shelves, sanding and refinishing woods.
  • Assist in custodial work cleaning common areas by sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc.
  • Repair concrete, masonry, roof, fencing when required.
  • Perform limited extermination services when required.
  • Inform management of resident needs when appropriate.
  • Diagnose and/or perform minor routine maintenance/repair such as drywall repair, light electrical, plumbing, painting, hot water boiler repair, installation of cabinets, etc.
  • Ensure storage areas and entrances are locked and adequate lighting is maintained.
  • Assist in apartment move-in and move-out inspections and unit turnover.
  • Perform and report on all work according to the safety standards of the company, OSHA, and health codes.
  • Perform work area clean-up on a daily basis.
  • Assist on other properties as needed.

Requirements

  • High school education or equivalent.
  • Minimum of 3 years of equivalent level experience, preferably in a similar setting.
  • A minimum of one year experience in a customer service related industry and one year apartment maintenance experience combined.
  • Ability to lift 50 pounds.
  • Must have or be able to attain/maintain Certificate for Apartment Maintenance Technicians (CAMT) or similar certification.
  • Provide own hand tools.
  • Vehicle, insurance, and good driving record.
