About the position

Pierce Education Properties, a premier Student Housing Management Company, is seeking a dedicated Maintenance Technician for our Cayce Cove property in Cayce, SC. The Maintenance Technician's primary role is to ensure the proper physical operation and appealing appearance of the apartment community. This includes completing service requests promptly, performing routine preventive maintenance, assessing the condition of recreational facilities, and addressing functional or safety concerns based on applicable codes and standards specified by the Maintenance Supervisor. The Maintenance Technician will also be on call during evenings and weekends on a rotating basis, which requires excellent communication and customer service skills at all times. The Maintenance Technician will be responsible for a variety of tasks including basic plumbing, electrical work, carpentry, appliance repair, drywall, and painting. The role requires a willingness to learn new skills and approaches to responsibilities, as well as strong problem-solving and organizational skills. The technician will assist the Maintenance Supervisor in completing turn-key apartment renovations and the make-ready process, respond to maintenance work orders, and maintain inventory controls. The position also involves physical demands such as climbing, bending, stooping, and lifting objects, which may be relatively heavy. In addition to technical skills, the Maintenance Technician must possess good verbal and written communication skills, be able to read and comprehend instructions in English, and maintain a professional appearance and demeanor at all times. The role requires the ability to work independently, exercise sound judgment, and interact well with residents and staff. The technician must be able to work a flexible schedule that may include evenings, weekends, and holidays, and be prepared to work in various weather conditions. Overall, this position is essential to maintaining the quality and safety of our student housing community.

Responsibilities

  • Complete service requests promptly and perform routine preventive maintenance.
  • Assess the condition of recreational facilities and address functional or safety concerns.
  • Assist the Maintenance Supervisor in completing turn-key apartment renovations and the make-ready process.
  • Respond to Maintenance Work Orders and perform general repair and maintenance tasks.
  • Set up and operate machine tools such as golf carts, drills, and saws.
  • Assemble, install, and repair pipes, fittings, and fixtures for HVAC, water, and drainage systems.
  • Maintain inventory and inventory controls as directed by the Maintenance Supervisor.
  • Participate in after-hours and emergency response as needed.

Requirements

  • HVAC certification preferred.
  • Valid driver license or reliable transportation required.
  • Minimum of 2 years of apartment maintenance experience preferred.
  • Ability to handle multiple tasks and interact with staff across the company.
  • Positive attitude and team player mentality required.
  • Ability to work on-call and weekends as needed.
  • Good verbal and written communication skills in English.
  • Ability to work independently and exercise sound judgment.
  • Possession of basic tools required for proficient job performance.
