About the position

The Maintenance Technician is responsible for maintaining the integrity of all building systems, ensuring efficient operation, and providing various tenant services. This role involves hands-on work with HVAC, plumbing, electrical systems, and more, while also ensuring safety and cleanliness in the work environment.

Responsibilities

  • Assist the Engineering team in the efficient operation, maintenance, and repair of all building systems.
  • Maintain building systems including HVAC, water treatment, electrical, lighting, plumbing, energy management, fire protection, structural, hardware, and keying.
  • Develop skills in installing, fabricating, constructing, troubleshooting, and repairing complex mechanical and electrical equipment.
  • Plan work assignments, obtain necessary tools and materials, and complete assignments in a timely manner.
  • Demonstrate knowledge of equipment being serviced and follow inspection and service procedures outlined in maintenance programs.
  • Ensure safe and efficient operation of all equipment, power, and hand tools, and care for assigned equipment and uniforms.
  • Keep the shop, penthouse equipment rooms, and common areas clean, organized, and safe.
  • Follow operational and safety procedures and demonstrate the ability to follow established mechanical/electrical system operating sequences.
  • Inspect all areas of the building and report deficiencies and suggestions for improvement.
  • Be available for various shifts and occasionally work extended hours, nights, weekends, and holidays.
  • Project a positive appearance and attitude, demonstrating exemplary tenant relations and team spirit.
  • Assist in monitoring contractors, inspecting work, and generating deficiency lists.
  • Respond to after-hours emergencies such as fire, flooding, and power outages, including clean-up activities if necessary.
  • Pursue employee development objectives as recommended by management.
  • Perform other duties as assigned.

Requirements

  • Training and certification in HVAC or Operating Engineer technologies and/or job-related training and experience.
  • 2 years of field experience or equivalent technical training.
  • CFC training and certification or ability to obtain certification for the type of refrigerant serviced preferred.
  • Continuing education in the field.
  • Strong mechanical aptitude.
  • Ability to work independently with routine supervision.
  • Basic computer skills necessary to operate Building Automation Systems.
  • Familiarity with OSHA, NEC, and NFC codes and regulations.
  • Familiarity with DDC controls is a plus.
