About the position
The Maintenance Technician at JVM Realty Corporation is responsible for performing maintenance service requests, preparing apartments for new residents, and assisting management in maintaining the community's physical appearance and integrity. This role ensures a safe, clean, and comfortable living environment for residents and visitors, while also enhancing the community's curb appeal and ensuring apartments are market-ready in a timely manner.
Responsibilities
- Conducts all business in accordance with local, state, and federal safety laws and guidelines.
- Regularly walks the community to identify and address maintenance issues or alert supervisors.
- Identifies and performs maintenance needs in apartments, including repairs to lights, windows, appliances, faucets, and more.
- Operates plumbing equipment and inspects, repairs, or replaces water heaters.
- Repairs drywall, preps, and paints as needed.
- Inspects and changes A/C filters and maintains the maintenance shop.
- Completes service requests within 48 hours and apartment make-ready turns within 5-8 business days.
- Cleans and maintains pool conditions and tests pool chemical levels.
- Performs trash-outs of vacated apartments and removes abandoned items.
- Attends training courses and complies with company safety rules.
Requirements
- High school diploma or GED.
- Two years of property management maintenance experience.
- Experience in electrical, plumbing, HVAC, and carpentry.
- Excellent customer service skills and good written and oral communication skills.
- Ability to work effectively as part of a team and take direction from supervisors.
- High level of initiative and ability to complete tasks efficiently.
Nice-to-haves
- Knowledge of Fair Housing regulations.
- Experience with voltmeter and other maintenance tools.
