The Maintenance Technician is responsible for performing a variety of general building maintenance and repair duties, ensuring that all tasks are completed to a high standard of quality and safety. This role involves light maintenance activities, basic troubleshooting, vendor oversight, and validation of work performed by third-party contractors. The technician will play a crucial role in building the company's reputation for trust and high-quality service delivery. In this position, the technician will be tasked with general labor work as assigned by supervisors and Facility Managers (FMs), which includes loading, unloading, and moving materials, as well as running errands for various projects. The technician will also provide support for HVAC systems, Building Management Systems (BMS), Fire Life Safety Systems (FLSS), and elevators, along with equipment repair and the replacement of door hardware, locks, and keys. Additionally, the technician will be responsible for interior and exterior painting, ensuring that the correct type of paint is used for each application and that surfaces are properly prepared, including wood, metal, and drywall. The role requires the technician to replace light bulbs, lamps, and ballasts, as well as clean fixtures. A key responsibility is to escort third-party vendors, ensuring that their work adheres to all safety and security requirements set by the client. The technician must respond quickly to emergency situations and customer service requests, complying with all applicable codes, regulations, and company directives related to building operations. The ability to use technology, including smartphones, tablets, computers, and building automation systems, is essential. The technician will also be required to complete all necessary safety training and maintain a professional appearance while on the property. This position requires an onsite presence five days a week.
