About the position

The Maintenance Technician plays a crucial role in ensuring that apartment units and property facilities are well-maintained and in good working order. Reporting to the Property Manager and supervised by the Maintenance Supervisor, the technician is responsible for performing general maintenance and repairs, handling service requests, and preparing vacant apartments to a market-ready status. This position requires a proactive approach to maintenance, with a focus on efficiency and quality of work. The technician will be involved in diagnosing and repairing issues related to heating, ventilation, and air conditioning (HVAC) systems, plumbing, electrical systems, and general property upkeep. In addition to responding to maintenance requests, the technician will prioritize work orders and ensure that all tasks are completed in a timely manner. Responsibilities include performing preventative maintenance on HVAC units, conducting minor plumbing repairs, and ensuring that all appliances and fixtures are functioning properly. The technician may also be involved in painting projects, cleaning common areas, and maintaining the grounds of the property. The role requires a commitment to safety and adherence to hazard communication programs, as well as maintaining a professional demeanor while interacting with residents and staff. The technician will also be expected to participate in ongoing training to enhance their skills and knowledge in facility maintenance. This position may require working irregular hours, including evenings and weekends, and being on-call for emergency maintenance needs.

Responsibilities

  • Receives maintenance requests and prioritizes work orders efficiently.
  • Examines and diagnoses problems with HVAC units and determines repair methods.
  • Performs preventative maintenance on HVAC units, including filter replacements and cleaning.
  • Conducts minor to moderate plumbing repairs, including fixing leaks and clogs.
  • Performs minor electrical repairs and replacements of light fixtures.
  • Repairs locks and miscellaneous items as needed.
  • May perform painting projects, from complete interior painting to minor touch-ups.
  • Prepares vacant units for prospective tenants through 'make ready' projects.
  • Reviews and repairs the condition of floors, walls, and other surfaces.
  • Responds to resident service requests and concerns in a timely manner.
  • Cleans up debris caused by maintenance work and ensures no personal items are used for clean-up.
  • Records time spent on work orders and informs the Property Manager of significant repair needs.
  • Maintains cleanliness in common areas, including the leasing office and pool area.
  • Operates a motor vehicle to transport tools and materials between work sites.
  • Adheres to safety and hazard communication policies and maintains a safe work environment.
  • Assists the Maintenance Supervisor on special maintenance projects.
  • Attends technical training programs to enhance knowledge and skills.
  • Maintains open communication with the Maintenance Supervisor and other staff.

Requirements

  • High school diploma or GED required.
  • 1 to 3 years of experience in facility maintenance and mechanical repair required.
  • Familiarity with federal, state, and jurisdictional laws concerning multi-family housing and Fair Housing.
  • Thorough knowledge of HVAC unit maintenance, troubleshooting, and repair.
  • General knowledge of appliance, lighting fixture, and plumbing repair and maintenance.
  • Ability to operate standard and specialized tools for repairs and maintenance.
  • Strong customer service and problem-solving skills.
  • Computer/technical skills to operate mobile computing or communications devices.

Nice-to-haves

  • Associate degree in a related technical or mechanical field preferred.
  • Military training is a plus.
  • Bilingual - Spanish is a plus.
  • Commercial maintenance experience with plumbing, electrical, and janitorial strongly preferred.
  • EPA Type II or Universal and/or Pool Certification (CPO) preferred.
  • Certificate for Apartment Maintenance Technicians (CAMT) preferred.
