About the position

The Maintenance Technician at Realty Center Management Inc. is responsible for performing a variety of maintenance tasks to ensure the property is well-maintained and operational. This role involves both routine and emergency maintenance, as well as cosmetic repairs, contributing to the overall upkeep of the property and enhancing tenant satisfaction.

Responsibilities

• Diagnoses and performs minor and routine maintenance/repair involving electrical and plumbing systems.
• Maintains A/C and heating systems, water irrigation systems, and other property features.
• Handles repairs for stairs, gates, fences, patios, railings, and flooring.
• Performs maintenance on roofing, gutters, and fasteners.
• Repairs interior and exterior lights, fireplaces, ceiling fans, and gas fixtures.
• Conducts painting and appliance repairs when applicable.
• Maintains shutters, doors, cabinets, windows, and sliding glass doors.
• Handles boiler, gas, and electric systems, as well as door locks and P.O. Boxes.
• Maintains security systems and fire protection equipment.
• Addresses ceiling leaks and wall repairs.
• Maintains pool areas, including decks, tiles, hot tubs, and pool furniture.
• Conducts grounds maintenance and detailing.
• Reports all major repairs and requisitions to the Lead Maintenance prior to any expenditure of funds.
• Maintains a safe, clean, and organized maintenance shop with adequate inventory of spare parts and materials.
• Completes make-ready units and work orders as assigned.
• Provides on-call support and maintains strong customer service.
• Maintains a professional appearance at all times.
• Completes additional projects as assigned by Lead Maintenance, Property Manager, or Regional Maintenance Supervisor.

Requirements

• HVAC Certification
• High school diploma or GED equivalent
• Valid driver's license
• Proficiency in Microsoft Office
• Strong computer skills
