About the position

The Maintenance Technician is responsible for general building maintenance, including preventative maintenance, minor repairs, and completion of work orders under the supervision of the Senior Property Manager or Maintenance Supervisor. The role involves supervising outside service personnel, reporting major repair needs, and ensuring that resident units and common areas are well-maintained and ready for occupancy.

Responsibilities

  • Conduct general maintenance of resident units and common areas including carpentry, painting, and other repairs.
  • Prepare vacant units for move-in, including painting, cleaning, and carpet cleaning.
  • Perform and arrange scheduled preventative maintenance and cleaning, maintaining logs and records.
  • Maintain security systems, fire alarms, and door locks.
  • Adhere to schedule and take assigned on-call duties as directed.
  • Assist and direct outside service and repair work as needed.
  • Perform landscaping duties such as lawn mowing and hedge trimming.
  • Maintain grounds, parking lots, and driveways, ensuring walkways are clear of snow and ice.
  • Clean common areas, including emptying trash and dusting.
  • Clean and deodorize bathrooms, replacing supplies as needed.
  • Maintain related maintenance records and complete work orders appropriately.
  • Establish and maintain effective communication with residents, co-workers, and service providers.

Requirements

  • High school diploma or GED.
  • 1-2 years of maintenance experience.
  • Valid driver's license.
  • Good mechanical and problem-solving abilities.
  • Ability to work independently and coordinate with others.
  • Attention to detail and good organizational skills.
  • Working knowledge of computer or tablet software.
  • Good communication and interpersonal skills.
