About the position

The Maintenance Worker Lead position involves performing a variety of semi-skilled maintenance tasks under the limited supervision of the Director of Maintenance. This role is crucial in ensuring the upkeep and functionality of company properties. The lead will not only execute maintenance tasks but also guide and oversee a team of maintenance workers, ensuring that all duties are performed efficiently and in accordance with company standards. The position requires a hands-on approach to troubleshooting minor maintenance issues, which may include electrical, plumbing, and structural repairs. The lead will also be responsible for preventive maintenance, ensuring that all facilities are in optimal condition and addressing any issues proactively. In addition to performing repairs, the Maintenance Worker Lead will be tasked with purchasing necessary supplies and materials for maintenance projects. This includes assembling and moving furniture, hanging pictures, and setting up spaces for various company needs. The role demands a strong understanding of building maintenance procedures and the ability to follow safety protocols diligently. The lead will also be expected to communicate effectively with both staff and the public, fostering a collaborative work environment. The position requires physical stamina and the ability to perform various physical tasks, including lifting heavy objects, climbing, and working in different environmental conditions. The Maintenance Worker Lead will play a vital role in maintaining the safety and functionality of the workplace, ensuring that all maintenance tasks are completed to the highest standards.

Responsibilities

  • Troubleshoots minor maintenance problems involving electrical, structural, plumbing, and equipment repair or replacement.
  • Performs preventive building maintenance duties, including caulking windows and doors, and repairing or replacing broken windows.
  • Conducts routine plumbing repairs such as unstopping toilets, fixing water leaks, and repairing faucets and water fountains.
  • Handles routine electrical repairs, including changing light bulbs and assisting in repairing ballast and light fixtures.
  • Purchases supplies, equipment, and materials necessary to complete maintenance projects.
  • Assembles and moves furniture; hangs pictures and bulletin boards; sets up tables and chairs.
  • Repairs and replaces door knobs or locks, repairs door closures, and patches holes in walls.
  • Paints interior and exterior walls as needed.
  • Adheres to all company policies, procedures, and safety standards.
  • Performs other duties as assigned.

Requirements

  • Knowledge of trades related to building maintenance and repair.
  • Knowledge of a variety of building maintenance procedures and techniques.
  • Knowledge of machinery, equipment, and tools necessary for the maintenance and repair of commercial buildings.
  • Knowledge of occupational hazards and safety precautions.
  • Skill in reading and following blueprints and assembly instructions.
  • Skills in following safety practices and recognizing hazards.
  • Skill in using hand and power tools.
  • Ability to establish and maintain effective working relationships with company staff and the public.
  • Ability to communicate effectively, both orally and in writing.
