About the position

The Maintenance Worker position involves a variety of tasks related to the repair and maintenance of agency buildings, grounds, and equipment. This role is essential in ensuring that all facilities are in proper working order and compliant with state regulations. The Maintenance Worker will be responsible for using tools and devices effectively to perform repairs and maintenance tasks across residential group homes and office facilities. The position requires a proactive approach to maintenance, including regular inspections and the completion of work orders in a timely manner. The Maintenance Worker will also be on-call for emergency maintenance requests, which will be rotated weekly among staff. Key responsibilities include preparing residential sites for annual licensing audits, performing maintenance inspections, and addressing minor plumbing, electrical, and carpentry repairs. The worker will be tasked with repairing or replacing various fixtures, maintaining grounds, and ensuring that all equipment is functioning efficiently. This role requires a hands-on approach to problem-solving and the ability to work independently while also liaising with the Maintenance Supervisor and Facility Manager regarding work orders and safety issues. The Maintenance Worker must possess a strong knowledge of mechanics, carpentry, plumbing, and electrical systems to effectively diagnose and repair issues. The position also requires physical stamina, as the worker must be able to lift heavy objects and perform tasks that require agility and endurance. Overall, this role is vital for maintaining a safe and functional environment for both staff and individuals with intellectual developmental disabilities.

Responsibilities

  • Prepare the residential sites for annual licensing audit and inspect the homes on an ongoing basis to ensure compliance with state regulations.
  • Regularly perform maintenance inspections and complete the site maintenance checklist, submitting the completed form to the Maintenance Supervisor.
  • Complete work orders in a timely manner.
  • Perform on-call maintenance duties on a rotational weekly basis and respond to emergency maintenance requests as needed.
  • Repair minor plumbing problems such as opening clogged drains, leaky faucets, and bathroom fixtures.
  • Repair or replace items such as windows, screens, light bulbs, carpeting, etc.
  • Conduct minor carpentry repairs and assemble or repair furniture and beds.
  • Repair electrical appliances or perform minor rewiring, such as electrical sockets or light fixtures.
  • Replace faulty switches, sockets, ballasts, plugs, fuses, insulators, and other simple elements of electrical systems and appliances.
  • Perform general painting, repair drywall, and lay down linoleum or tiles.
  • Maintain grounds if the outside of the facility/homes require maintenance.
  • Perform minor bathroom and kitchen repairs, including cabinets, fixtures, countertops, and partitions, and caulking if needed.
  • Repair or replace mirrors, screens, towel racks, doors, and door checks, and install window screens and blinds.
  • Read thermometers/gauges and record readings to track equipment efficiency and water temperature.
  • Lubricate equipment and repair or replace parts as necessary.
  • Have basic knowledge of building sewage systems and field components.
  • Change air filters as needed.
  • Replace light fixtures and ceiling fans.
  • Repair or replace damaged plumbing fixtures such as sinks, faucets, toilets, showers, and bathtubs, connecting them to outlet and inlet pipes.
  • Open clogged drains in sinks and toilets, possibly using a plumber's snake or plunger.
  • Estimate materials needed and record time and material expended on each work order.
  • Replace screen doors, fix doorknobs and locks, and change door codes.
  • Remove bulk trash, including appliances.
  • Liaise with the Maintenance Supervisor/Facility Manager regarding work orders, ordering parts, and any major maintenance or safety issues encountered.
  • Prepare the site for major maintenance repairs, including removal of blinds, outlet covers, etc. as needed.
  • Inform management (program directors) regarding repairs and parts to be ordered prior to commencing work orders.
  • Fix potential safety hazards to avoid injuries and report identified safety issues.
  • Perform other duties as assigned.

Requirements

  • Ability to diagnose minor repair problems and select proper tools and replacement parts.
  • Knowledge of mechanics, carpentry, electronics, and plumbing sufficient to perform repairs described above.
  • Interpersonal skills to interact with staff and individuals with intellectual developmental disabilities while providing maintenance services.
  • Must be able to lift a minimum of 50 pounds and perform physical tasks such as bending, squatting, stretching, reaching, and standing for several hours.
  • Must be 18 years or older.
  • High School Diploma or GED required.
  • Valid driver's license and reliable transportation with adequate car insurance.
  • Paid work experience in a trade, preferably building, or former experience in a maintenance position, or a combination of trade school and work experience.
