About the position

Spark Hilton Head Island is currently seeking a dedicated full-time maintenance employee to oversee the property maintenance of grounds, building facilities, and guest rooms. The ideal candidate must be dependable, self-motivated, and possess reliable transportation. This role requires availability to be on call for emergencies and a strong background in various maintenance tasks. The responsibilities include daily cleaning and upkeep, preventative maintenance, small repairs, and special projects, as well as communicating larger maintenance needs to the General Manager. The position is not limited to the listed duties, and employees may be asked to perform additional reasonable tasks as required. The maintenance employee will be responsible for ordering and installing small maintenance items as needed, completing repairs listed on work orders, and maintaining accurate records of work completed. Timely response to maintenance emergencies is crucial, as is the completion of preventive maintenance programs. The employee will also assist with carrying dishware items to rooms, mattress turning, and maintaining the cleanliness of the building exterior and grounds when necessary. This includes clearing trash, sweeping sidewalks, and ensuring the exterior is clean using pressure washers and blowers. In addition to general maintenance, the employee will be tasked with painting walls, ceilings, doors, and window trim as needed, providing preventive maintenance to guest rooms, and ensuring that common areas are cleaned regularly. The role also involves inspecting guest rooms and public areas for cleanliness and appearance, ensuring safety and sanitation standards are met, and practicing safe chemical handling as per company policy. The maintenance employee will wear the proper uniform at all times and must be knowledgeable about hotel emergency procedures and safety protocols.

Responsibilities

  • Oversee property maintenance of grounds, building facilities, and guest rooms.
  • Order and install small maintenance items as needed for repair, under direction of General Manager/Assistant General Manager.
  • Complete repairs listed on work orders and maintain work orders as a record of work completed.
  • Track and record repairs and complete Maintenance Request Forms within 24 hours.
  • Complete Preventive Maintenance program on a timely basis.
  • Respond to maintenance emergencies timely, on a 24-hour call basis.
  • Schedule and ensure proper completion of work that may need to be accomplished by outside vendors, with General Manager approval.
  • Assist with carrying dishware items to rooms when requested.
  • Assist in mattress turning as necessary.
  • Maintain, replace, and rekey both manual and electronic locks as needed, maintaining accurate records of locks rekeyed.
  • Adjust controls on mechanical systems to meet company standards.
  • Perform other duties assigned by Property Management to meet guest or operational needs.
  • Maintain cleanliness of building exterior, grounds, walkways, driveway, parking areas, and stairways when Groundsman is not on staff.
  • Clear trash and empty property trash containers daily.
  • Sweep and clean sidewalks and stairs as needed (trash and weather related).
  • Clear debris from parking lot, landscaping, and dumpster area daily.
  • Ensure exterior building and grounds are clean by use of a pressure washer and blower.
  • Paint walls, ceilings, doors, and window trim as needed.
  • Provide Preventive Maintenance to 2 rooms each day.
  • Ensure Preventive Maintenance in lighting, electrical circuits and wiring, plumbing, HVAC, guest room walls, appliances, doors and locks, furniture, carpet, and floor coverings.
  • Maintain clean, organized maintenance workshop and storerooms.
  • Inspect guests' rooms, public access areas, and outside grounds for cleanliness and appearance.
  • Ensure proper training programs and procedures are in place according to system standards.
  • Inspect the property and implement action to ensure safety from fire, injury, or illness due to unsafe or unsanitary conditions.
  • Responsible for knowing hotel emergency procedures and practicing safe chemical handling as directed in company policy.

Requirements

  • Dependable and self-motivated with reliable transportation.
  • Experience in sheetrock, painting, basic plumbing, and basic electrical work.
  • Knowledge of PTAC and HVAC systems.
  • Pool maintenance experience preferred.
  • Ability to respond to maintenance emergencies on a 24-hour call basis.
  • 1 year of relevant maintenance experience.
