About the position

Charles Tini Associates Inc., a well-respected Regional Property Management firm with over 30 years of experience, is seeking a dedicated Maintenance Technician to join our expanding team. This position is crucial for maintaining the physical integrity of our properties, ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. The Maintenance Technician will be responsible for carrying out assigned duties in a safe manner, as well as performing other tasks as requested by the Maintenance Supervisor. The role involves a variety of maintenance tasks, including diagnosing and performing minor and routine repairs across several areas. The technician will examine and repair electrical circuits and components, ensuring that all electrical systems are functioning properly. Plumbing responsibilities include repairing and replacing piping systems and fixtures, as well as addressing clogged drains. The technician will also be responsible for maintaining heating and air conditioning systems, ensuring that they operate efficiently. In addition to these tasks, the Maintenance Technician will diagnose and repair all components of major appliances, as well as maintain outdoor and indoor structures such as stairs, gates, fences, patios, railings, and flooring. The role also includes responsibilities for roofing, gutters, and fasteners, as well as repairing and painting walls and ceilings to match existing surfaces. The technician will also handle door locks, mailboxes, and security systems where applicable, ensuring that all aspects of property maintenance are addressed promptly and effectively.

Responsibilities

  • Maintain the physical integrity of the community.
  • Ensure a safe, secure, and comfortable living environment for residents, visitors, and staff.
  • Diagnose and perform minor and routine maintenance/repair as directed.
  • Examine and repair electric circuits and components.
  • Repair and replace piping systems and fixtures, including opening clogged drains.
  • Maintain A/C and heating systems.
  • Examine, diagnose, and repair all components of major appliances.
  • Repair stairs, gates, fences, patios, railings, and flooring.
  • Maintain roofing, gutters, and fasteners.
  • Repair and paint damaged plaster/drywall surfaces of walls and ceilings.
  • Repair and maintain door locks, mailboxes, and security systems.

Requirements

  • Experience in property management or maintenance.
  • Ability to perform electrical repairs and maintenance.
  • Knowledge of plumbing systems and repairs.
  • Experience with HVAC systems maintenance.
  • Ability to diagnose and repair major appliances.
  • Skills in carpentry and general repairs.
  • Ability to work safely and follow safety protocols.

Nice-to-haves

  • Certification in HVAC or plumbing.
  • Experience with property management software.
  • Knowledge of building codes and regulations.
