About the position
The Maintenance Technician role at Capstone Real Estate Services involves performing various maintenance tasks to ensure the proper functioning and appearance of the property. This part-time position requires a proactive approach to completing work orders, preventative maintenance, and preparing vacant apartments for new residents. The technician will also assist in maintaining common areas and grounds, promoting a positive image of the community.
Responsibilities
- Completes assigned work orders generated from resident requests for service and preventative maintenance on the property.
- Prepares vacant apartment homes for leasing and new move-ins by completing pre-move-out inspections and creating a punch list of maintenance work needed.
- Schedules vendors and contractors as needed and obtains necessary supplies and materials for maintenance tasks.
- Maintains accurate documentation and paperwork for service requests to ensure proper tracking.
- Assists in maintaining the grounds, common areas, and amenities by performing cleaning and maintenance tasks.
- Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible.
- Performs preventative maintenance as required.
- Willing to work a flexible schedule and be on-call.
Requirements
- Minimum one year of apartment maintenance experience or technical training.
- Valid Driver's License is required.
- AC Certification I and II.
