About the position

The Make Ready/Maintenance position at GPI Real Estate Management involves transforming recently vacated homes into apartments that are ready for new occupants. This role requires a professional and courteous demeanor when interacting with residents, visitors, contractors, and fellow employees. The Make Ready technician must possess the necessary tools to effectively complete their tasks and should be able to follow both oral and written instructions. Maintaining effective and cooperative working relationships is essential for success in this position. In this role, the Make Ready technician is responsible for helping to maintain the entire property in an attractive and comfortable condition. This includes assisting in various types of maintenance as needed and requested. The technician will assist in completing the turnovers and make-readies of vacant units, ensuring that all duties related to make-ready and vacant units are completed efficiently. Responsibilities also include servicing general plumbing and basic electrical needs of the property, such as replacing or fixing toilets, light switches, garbage disposals, and ceiling fans. Additionally, the technician may be required to rekey locks and assist in maintaining an inventory of tools, equipment, and supplies. The position also involves replacing burned-out light bulbs and broken globes in units and throughout the exterior of the property as needed. Performing corrective maintenance and addressing residents' needs in accordance with company procedures when fulfilling service requests is a critical aspect of the role. The Make Ready technician must be prepared to handle various physical demands associated with the job, including frequent lifting, carrying, pushing, or pulling of weights between 20-50 lbs, as well as moving furniture, appliances, and heavy machinery safely and correctly. Climbing ladders, stairs, and scaffolding is also a regular part of the job, requiring the ability to maintain balance and equilibrium to prevent falls.

Responsibilities
