About the position

The Make Ready Technician is a vital role within SBD Housing Solutions, responsible for ensuring that properties are maintained to a high standard and are ready for occupancy. This position involves performing general maintenance and repairs, including diagnosing and correcting issues related to plumbing, electrical systems, and appliances. The technician will also engage in basic carpentry tasks, such as repairing or replacing broken locks, windows, doors, and screens. A significant part of the role includes addressing wall damage and painting properties as needed, ensuring that all work is completed with minimal supervision and in compliance with safety regulations. In addition to hands-on maintenance work, the Make Ready Technician will collaborate closely with the Make Ready Manager to ensure that all market-ready, occupied, and preventative maintenance tasks are performed promptly. The technician is expected to protect owner investments and provide safe and reliable housing, which are the two guiding principles of the role. This position requires a proactive approach to identifying maintenance issues and implementing solutions, as well as a commitment to exemplary attendance and punctuality. The technician will also be responsible for preparing surfaces for painting, including washing, filling holes, sanding, and applying primers and sealers. They will utilize various tools and techniques to apply paint, stain, and other finishes, ensuring that all work meets the company's quality standards. Additionally, the technician will respond to after-hours and emergency calls on a scheduled rotation, demonstrating flexibility and dedication to the job.

Responsibilities

  • Proactively diagnose and correct maintenance issues, including plumbing, electrical, and appliance repairs.
  • Perform basic carpentry tasks such as repairing or replacing broken locks, windows, doors, and screens.
  • Correct paint and wall damage as needed.
  • Prepare surfaces for painting by washing, filling holes, and sanding.
  • Apply primer and other sealers to paint surfaces.
  • Mix and match paint, stain, and other finishes to job specifications.
  • Apply paint, stain, and other finishes using paintbrushes, rollers, or sprayers.
  • Remove old finishes using scrapers or chemical compounds.
  • Respond to after-hours/emergency calls on a scheduled rotation.
  • Follow OSHA, ADA, and Fair Housing procedures and comply with local, state, and federal regulations.
  • Identify procedural improvements and assist in implementing changes.
  • Exhibit exemplary attendance and punctuality.
  • Comply with company policies and procedures.
  • Perform other duties as assigned.

Requirements

  • A high school diploma or equivalent GED is required.
  • A minimum of one (1) year of experience in maintenance, remodeling, or construction is required.
  • Proficiency in repairing plumbing, electrical systems, painting, drywall, floor covering, carpentry, locks, and appliances is necessary.
  • A valid state-issued driver's license and reliable transportation is required.

Nice-to-haves

  • Ability to utilize an iPad and Microsoft Suites.
  • Knowledge of machines and tools, including their designs, uses, repair, and maintenance.
  • Ability to relate to all types of people and levels in and outside the organization.
  • Highly organized with the ability to manage multiple jobs simultaneously.
