About the position

The Make Ready Technician at Birchstone Residential is a vital role responsible for preparing apartments for new residents in accordance with company standards. This position requires a proactive approach to maintenance and repair work, ensuring that all tasks are completed efficiently and effectively. The technician will work closely with the Service Manager to review daily tasks, including make ready service requests, required repairs, and special projects. The role emphasizes adherence to a strict timeline, with a focus on completing all necessary repairs and improvements within a five-business-day timeframe before a resident's move-in. Key responsibilities include executing make-ready checklists, which involve a variety of repairs such as window blind installations, sheetrock repairs, caulking and sealing of various fixtures, and paint touch-ups. The technician is also responsible for maintaining the physical appearance of the community, ensuring that all common areas and amenities are clean and well-kept. This includes daily inspections of the property, reporting unsafe conditions, and managing grounds maintenance tasks such as trash pick-up and pressure washing. In addition to routine maintenance, the Make Ready Technician will assist with capital improvement projects and special assignments as needed. The role requires effective communication skills to collaborate with team members and provide support during on-call shifts for emergencies. The technician must also manage inventory for tools and supplies necessary for completing work orders, ensuring that all paperwork and reports are submitted accurately and on time. Overall, this position is essential for maintaining the quality and safety of Birchstone communities, contributing to a positive living experience for residents.

Responsibilities

  • Meet with the Service Manager daily to review make readies, service requests, required repairs, and special projects.
  • Receive and complete make ready service requests; complete all required repairs, improvements, and preventative maintenance, ensuring code compliance.
  • Execute make-ready checklists in adherence to apartment turns within budget and a 5 business day make ready time frame.
  • Complete all required repairs and improvements to apartments prior to resident move-in, including window blinds, sheetrock repair, caulking, painting, and fixture installations.
  • Support cost-cutting and expense control initiatives through repairs rather than replacements when possible.
  • Walk and inspect the community daily to ensure physical aspects and appearance meet or exceed Birchstone standards.
  • Report and correct unsafe conditions immediately.
  • Maintain grounds, common areas, and amenities, including changing locks and ensuring gates are operational.
  • Assist in maintaining grounds and trash pick-up; pressure wash breezeways and pool areas; paint curbs, signs, and exteriors as needed.
  • Ensure apartments are prepared for inspections and complete appropriate paperwork and reports timely and accurately.
  • Manage inventory of tools, equipment, supplies, and spare parts needed to complete work orders.
  • Assist with the implementation of corporate and area-specific maintenance initiatives.
  • Provide support in the execution of special projects and assignments, including capital improvement projects.
  • Attend regular meetings with the Service Manager and act as a resource for community team members regarding maintenance matters.
  • Work on-call shifts/schedules to assist with resident and community emergencies.
  • Perform general cleaning as needed and other duties as assigned.

Requirements

  • High School Diploma or Equivalent is required.
  • Six months of work experience or training in maintenance is required.
  • Previous work experience in multi-family property maintenance is preferred.
  • Working knowledge of and experience in drywall, electrical, carpentry, flooring, plumbing, painting, appliances, HVAC, and lock change is required.
  • Experience in capital improvement projects and remodeling is preferred.
  • HVAC type 1 and type 2 certifications are preferred; Certified Apartment Maintenance Technician (CAMT) certification is preferred.
  • Demonstrated effective written and verbal communication skills are required.
  • Strong interpersonal skills and the ability to work independently and in a team environment are necessary.
  • Innovative approach to problem solving and troubleshooting is essential.
  • Excellent time management skills and the ability to work well under pressure and meet deadlines are required.
  • Ability to effectively manage multiple projects simultaneously and prioritize tasks is necessary.
  • Organizational and planning skills with attention to detail are important.
  • Working knowledge of OSHA regulations and city, state, and federal codes is required.
  • Analytical skills and proficiency with Microsoft Office Suite or related software are necessary.
  • Ability to work varying hours and respond promptly to emergency situations is required.
  • Bilingual ability in English and Spanish is strongly preferred.
  • Valid driver's license is required.
