We are currently looking for a Make Ready Technician/Porter to join our team at a property in Universal City, TX. In this role, you will meet daily with the Lead Maintenance Supervisor to communicate and manage the workflow of all make readies, service repairs, and special projects. You will be responsible for organizing and filing appropriate reports and paperwork daily, as well as managing and completing make-ready checklists and all other required maintenance documentation. Your contributions will ensure that our apartments are ready for new residents and that our community remains a pleasant place to live. You will also be tasked with completing all needed repairs and improvements to apartment homes prior to resident move-in by following the make-ready checklist. This includes tasks such as repairing window blinds, sheetrock, caulking and sealing all windows, sinks, toilets, and baths, touch-up painting, and ensuring proper lighting. Additionally, you will assist in maintaining the grounds, common areas, and amenities by picking up trash, pressure washing breezeways and pool areas, painting curbs, signs, and exteriors, and performing general cleaning as needed. You will also change all locks and ensure all gates are working according to code and the property's policy, as well as assist with all preventative maintenance and special projects as needed. In terms of resident relations, you will accept service requests from the work order log and complete them quickly and thoroughly while maintaining a positive customer service attitude. You will also be responsible for distributing notices and communications to residents as needed.

Responsibilities

  • Accept service requests from work order log and complete quickly & thoroughly.
  • Maintain positive customer service and 'can do' attitude at all times.
  • Distribute notices & communications to residents as needed.

Requirements

  • 6 months of related experience & training required.
  • Heating, Ventilation & Air Conditioning (HVAC) Certification preferred.
  • Certified Apartment Maintenance Technician (CAMT) is preferred, but not required.
  • Renovation experience preferred.
  • Candidates MUST be able to pass a criminal background check and drug test.
