About the position

The Make Ready Tech plays a crucial role in ensuring that recently vacated apartments are prepared for market readiness and available for new tenants. Reporting directly to the lead maintenance technician, this position involves a variety of tasks aimed at restoring apartments to a condition suitable for rental. The Make Ready Tech is responsible for gathering all necessary tools, equipment, and supplies to complete the make-ready assignments efficiently. This role requires a keen eye for detail and the ability to perform both minor repairs and maintenance tasks to ensure that all aspects of the apartment meet the required standards before new tenants move in. In addition to preparing apartments, the Make Ready Tech may also respond to service work orders, which can include a range of less technical tasks. These tasks may involve painting, pressure washing, and grounds keeping, as well as assisting the maintenance staff with more technical duties when necessary. The position demands a proactive approach to maintenance and a willingness to tackle various tasks to support the overall maintenance team. The Make Ready Tech must be adept at evaluating the condition of various apartment features, including flooring, appliances, and fixtures. This includes checking caulking, evaluating carpets and vinyl flooring, and making necessary repairs or replacements. The role also involves ensuring that all appliances, heating and cooling units, and plumbing fixtures are in working order, which may require minor repairs or coordination with the Lead Service Technician for more extensive issues. Overall, the Make Ready Tech is essential in maintaining the quality and appeal of rental properties, ensuring they are ready for new occupants in a timely manner.

Responsibilities

  • Receives 'make ready' assignment and gathers all necessary tools, equipment, and supplies needed to make an apartment unit available to rent.
  • Checks caulking and applies where needed.
  • Evaluates carpet and vinyl; shampoos carpet/vinyl, or replaces carpet/vinyl if needed.
  • Checks air conditioning unit, heating unit, water heater, and all appliances; makes minor repairs if needed; contacts Lead Service Technician for more extensive repairs or replacements.
  • Checks lighting and plumbing fixtures; makes minor repairs and replacements as needed.
  • Repairs or replaces baseboards or trim as needed.
  • Polishes and varnishes cabinets and other woodwork as needed.
  • Checks all doors and windows and re-keys all locks.
  • Repairs holes in walls and performs painting duties as needed.
  • Responds to service calls to make less technical repairs or replacements; assists Lead Service Technician as needed.
  • Performs pool maintenance and landscape duties as needed, including pressure washing and cleaning.
  • Performs other miscellaneous tasks as assigned.

Requirements

  • Ability to gather necessary tools and supplies for maintenance tasks.
  • Basic knowledge of plumbing, electrical, and HVAC systems for minor repairs.
  • Experience in painting and general maintenance tasks.
  • Ability to evaluate and repair flooring materials such as carpet and vinyl.
  • Familiarity with appliance maintenance and repair.
  • Strong attention to detail and ability to follow instructions.

Nice-to-haves

  • Experience in property management or maintenance roles.
  • Knowledge of safety procedures and regulations in maintenance work.
