About the position

The Manager, Real Estate at Ameren is responsible for overseeing core real estate functions including property acquisition, easement acquisition, property management, and property sales. This role involves budget management, collaboration with business line representatives, and supervision of real estate personnel. The manager will also engage in negotiations, legal compliance, and strategic planning to ensure timely and cost-effective acquisition of land interests.

Responsibilities

  • Manage the budget for the core real estate function and collaborate with the Director of Real Estate on budget preparation and management.
  • Participate in joint planning of real estate services with business line representatives.
  • Hire and oversee the work of professional Real Estate contractors and consultants as needed.
  • Supervise, develop, and evaluate supervisory and non-supervisory Real Estate personnel.
  • Obtain legal or deed descriptions and sales price information for appraisals from public records.
  • Prepare appraisals, opinions, and recommendations of Fair Market Value of property for purchase and sale purposes.
  • Examine and comprehend title policies, certificates or commitments, and abstracts of title.
  • Investigate and perform quantitative site and route selection analysis for major land purchases.
  • Negotiate and prepare legal instruments for the acquisition or disposal of property interests, easements, leases, and permits.
  • Interpret and assess regulations from various jurisdictions to ensure corporate compliance.
  • Read and comprehend engineering drawings and plats.
  • Testify and assist in the preparation of testimony regarding real estate matters before courts and agencies.
  • Direct, plan, organize, and prioritize activities of the Real Estate Department.

Requirements

  • Bachelor's Degree from an accredited college or university, preferably in Real Estate, Business, Management, or Engineering.
  • Seven or more years of experience in Real Estate acquisition management, including site selection, lease negotiation, and financial analysis.
  • Two or more years of supervisory or team leadership experience.
  • Proficiency with Microsoft Word, Excel, Project, and PowerPoint.

Nice-to-haves

  • SR/WA certification in the International Right of Way Association or another professional real estate designation.
