About the position

As the Manager of Real Estate at Smalls Sliders, you will play a pivotal role in directing the real estate functions and development plans for both integrated franchise and company development. Your primary objective will be to maximize profitable growth through a comprehensive real estate strategy. This position requires a strategic mindset and the ability to work closely with leadership and the Franchise Development Team to develop a robust real estate strategy in targeted markets. You will utilize sophisticated mapping tools to analyze these markets, determining optimal placement and development priorities for the brand. In this role, you will provide franchisees with a strong vision, coaching, tools, and support to ensure that their development goals are met. Managing a broker network with extensive experience and knowledge of target markets will be essential, as you will proactively create a pipeline of strong real estate opportunities. You will assist franchisees with site identification, negotiating Letters of Intent (LOIs) and leases, and ultimately facilitating the opening of high-performing real estate locations for the brand. Conducting site tours and driving the real estate committee acceptance process will also be part of your responsibilities. Your role will involve sourcing real estate through various channels, including ICSC, broker communication, and touring markets and sites with franchisees. You will attend industry functions and networking events to build relationships and identify opportunities. Additionally, you will partner with design and construction teams to ensure that projects move efficiently through due diligence, entitlements, and design and construction phases. Supporting franchisees with ongoing real estate functions, such as renewals, relocations, and lease issues, will also be part of your duties, along with any other responsibilities assigned by management.

Responsibilities

  • Support franchisees with ongoing real estate functions and activities.

Requirements

  • 4-year degree in a similar field of study preferred; direct experience can be considered in lieu of degree.
  • Minimum of five years in real estate site selection within high new-unit-growth business, preferably in Franchising and/or QSR industry.
  • Proven strategic market analysis and market plan implementation experience.
  • Ability to present sites and presentations to management.
  • Knowledge of real estate development process including broker management, negotiation, real estate contracts, demographic analysis, financial analysis, site plans, and zoning.
  • Ability to interface and maintain excellent professional relationships with franchise partners and various departments.
  • High level of competency in computer skills (Word, Excel, PowerPoint, etc.).
  • Experience in utilization of mapping software.
  • Excellent oral and written communication skills, including formal presentation development and delivery.
  • History of successfully achieving store/unit corporate and franchise annual opening plans.
  • Strong understanding of real estate deal points and negotiation skills.
  • Willingness to be flexible and adaptive in a fast-paced environment.
  • Ability to travel a minimum of 30% of the time.
