About the position

Rowan Digital Infrastructure is seeking a Site Development Manager to lead site selection and development activities for its data center project portfolio. This role is essential in developing and implementing Rowan's site origination strategy, ensuring that sites are developed in alignment with the company's business model and customer expectations. The ideal candidate will have a strong background in managing complex projects within the data center industry, demonstrating strategic thinking, negotiation skills, and the ability to thrive in a fast-paced environment.

Responsibilities

  • Work with Senior Director on site development efforts for a portfolio of data center projects from inception through the start of construction.
  • Participate in negotiations associated with land acquisition and site development prior to construction.
  • Evaluate critical sites to inform site selection recommendations.
  • Handle development activities including land use and entitlements, permitting, and physical and legal diligence.
  • Act as the primary point of contact for development projects with local and regional authorities, external stakeholders, vendors, and landowners.
  • Partner with internal experts to manage risk and ensure project viability in areas such as energy, economic development, and finance.
  • Share customer value proposition for key sites with Leadership.
  • Report project status to Leadership and participate in customer-facing development meetings.
  • Ensure project budgets, schedules, and tasks are actively managed in partnership with the project manager.
  • Support the growth of the site development team by establishing good project diligence and reporting practices.

Requirements

  • Bachelor's degree in a related field (business, real estate, environmental management).
  • At least 8 years of experience leading large-scale complex site development projects in the data center or real estate industry.
  • Experience in real estate commercial negotiations with sophisticated parties.
  • Experience working with external stakeholders including authorities and economic development agencies.
  • Experience negotiating land control contracts, energy agreements, and other necessary contracts for data center projects.
  • Experience communicating with senior leaders and executives.
  • Experience leading complex cross-functional efforts and managing key project metrics.
  • Experience with environmental diligence and permitting for large projects.
  • Knowledge of data center industry and trends preferred.
