About the position

The Managing Director - Data Centers Development at Provident is a pivotal role responsible for building and overseeing the company's emerging Data Centers platform across the United States. This position requires a seasoned professional with 5-10+ years of experience in a senior role within a data center development company. The ideal candidate will have a robust background in site selection, entitlements (both use and power), and construction oversight, complemented by a strong network of capital partners, general contractors, engineers, architects, and brokers. The Managing Director will be tasked with leading a high-performing team to navigate the complexities of data center development in a rapidly evolving environment. In this role, the Managing Director will leverage their industry experience and contacts to identify, negotiate, and secure the acquisition and development of data center properties. They will lead the development and implementation of a comprehensive real estate strategy that aligns with Provident's short and long-term business plans, aiming to expand the brand's nationwide footprint. The responsibilities include developing market strategies, overseeing site selection and design, managing infrastructure and construction processes, and ensuring the successful disposition of properties. The Managing Director will also be responsible for preparing site investigation reports, cost completion reports, budgets, and project status reports, while maintaining meticulous project files. They will develop feasibility models, including capital cost budgeting and valuation methodologies, and analyze Provident's business needs to align project requirements with cost projections and profit goals. This role demands a leader who can collaborate effectively across departments to ensure timely completion of objectives and manage multiple complex entitlement and development projects simultaneously.

Responsibilities

  • Identify, negotiate, and secure the acquisition and development of data center properties.
  • Lead the development and implementation of the real estate strategy to support short and long-range business plans.
  • Develop market strategy, location, site selection, site design, infrastructure, construction, and disposition.
  • Manage a high-performing team on due diligence, acquisition, entitlements, city/county coordination, budgets, site and building design, site engineering, permitting, scheduling, and construction administration.
  • Prepare site investigation reports, cost at completion reports, budgets, and project status reports.
  • Develop feasibility modeling, including capital costs budgeting, pro forma return measurements, and valuation methodologies.
  • Analyze and evaluate business needs to align project requirements, cost projections, construction objectives, and profit goals.
  • Monitor, track, and review operational expenses and construction costs for optimal performance.
  • Collaborate with various departments throughout the development process to ensure timely completion of objectives and milestones.
  • Manage multiple complex entitlement and development projects simultaneously.

Requirements

  • Bachelor's degree in Real Estate, Business Administration, Finance, or a related field.
  • A minimum of 5-10 years of experience in the acquisition and development of data center projects, with recent experience in a senior-level leadership role.
  • Strong network of contacts within the Texas real estate market and data center market.
  • Proven experience in underwriting and valuation of development opportunities, land acquisitions, and underwriting transactions.
  • Strong analytical, problem-solving, strategic planning, budgeting, scheduling, and project management skills.
  • Knowledge to assess and mitigate risks in the transaction, entitlement, and development processes.
  • Excellent negotiation skills with the ability to sell ideas and the rationale behind them.
  • Experience in land acquisition during career.
  • Ability to build, lead, and manage cross-functional teams effectively.
  • Strong communication and interpersonal skills.
