About the position

As a Market Intelligence & Strategy Manager at Taylor Morrison, you will play a crucial role in shaping the strategic direction of our communities by collecting and analyzing data from various sources. Your primary responsibility will be to provide insights and recommendations based on thorough market research, competitive analysis, and consumer preferences. This position requires a deep understanding of market dynamics and the ability to translate data into actionable strategies that influence community design, product development, and marketing communications. You will be tasked with evaluating existing community positioning and conducting monthly assessments of resale data to identify trends and opportunities. Regular fieldwork will be essential, as you will shop competitors to gather frontline intelligence on market shifts and consumer preferences. This hands-on approach will allow you to troubleshoot problematic communities and identify drivers of success that can be replicated across our portfolio. In addition to fieldwork, you will conduct primary research, including focus groups and surveys, to gather consumer insights that inform product design and pricing strategies. Your role will involve monthly completion of Competitive Market Assessments (CMA) for each community, where you will communicate recommendations on pricing, product offerings, and promotional strategies to the Division President and Operations team. You will also assist in the development of strategic plans by analyzing macro and micro-level market data, assessing growth opportunities, and identifying changes in consumer group sizes and competitive supply. Your findings will be communicated to local division management teams, and you will support Division Presidents in finalizing strategic plan presentations. Overall, your contributions will be vital in ensuring that Taylor Morrison remains competitive and responsive to market demands.

Responsibilities

  • Evaluate and provide recommendations on existing community positioning.
  • Complete and assess resale data on a monthly basis.
  • Conduct regular fieldwork, including shopping competition to gather market intelligence.
  • Perform selected primary research, including focus groups and survey administration.
  • Complete monthly Competitive Market Assessments (CMA) for each community.
  • Conduct monthly positioning reviews with the Division President and Operations team.
  • Evaluate and recommend future community positioning strategies.
  • Perform site and competitive evaluations as part of fieldwork.
  • Communicate recommendations on price, product, and promotion to the Division President and Operations team.
  • Analyze community design, floor plans, and specifications to forecast pace and price.
  • Complete resale analysis and discuss findings with the Division President and Operations team.
  • Prepare Portfolio Investment Committee (PIC) submittal reports, including data findings and business case development.
  • Identify consumer group wants and needs through focus groups and surveys.
  • Assist with new product development by providing consumer feedback.
  • Coordinate with Division President and Operations team on strategic initiatives.
  • Analyze macro and micro-level market data to assess growth opportunities.
  • Communicate key findings to local division management teams.
  • Assist Division Presidents with the Final Strategic Plan Presentation.
  • Support the completion of the Corporate Workbook.
  • Perform other duties as assigned.

Requirements

  • Minimum Bachelor's degree in Business, Real Estate, or a quantitative field required; equivalent industry experience preferred.
  • 4+ years of experience in site selection, competitive assessments, and/or market evaluations in homebuilding or a similar industry.
  • Experience in data gathering from various sources and compiling it into logical charts, graphs, tables, and written form.
  • Highly proficient in Excel, Word, and PowerPoint.
  • Very strong written and verbal communication skills.
  • Experience with housing database tools is a plus, but not required.
  • Local market knowledge preferred.
