About the position

The Marketing & Operations Manager at Sand Companies, Inc. is responsible for overseeing the Property Management Department, focusing on marketing strategies, branding, and operational efficiency. This role involves managing a team, collaborating with various stakeholders, and ensuring effective marketing and operational practices for rental properties. The position requires a blend of marketing expertise, property management knowledge, and proficiency in Yardi software.

Responsibilities

  • Design, manage and review branding, responsive websites, social media, and marketing materials for Sand and managed properties.
  • Provide guidance on new property development including unit mixes, rental rates, and amenity development.
  • Conduct advertising performance and market analysis, making recommendations to the Director of Operations.
  • Promote local search and SEO, managing updates to local listings.
  • Collaborate with Regional and Property Managers on marketing strategies for rental communities.
  • Manage social media and reputation management to ensure cohesive branding.
  • Update content and photos on Sand and property websites.
  • Monitor the market for rent increases, incentives, and manage lease renewal programs.
  • Oversee initial lease-up and onboarding of new rental properties, reviewing property reports.
  • Manage reasonable accommodation requests and train staff on related policies.
  • Administer Yardi as the primary liaison and system administrator, overseeing user access and training.

Requirements

  • Bachelor's degree in Communications, Marketing, or Public Relations.
  • Minimum of 3-5 years of marketing experience.
  • Demonstrated knowledge in residential management and rental laws.
  • Minimum of 1 year of General Ledger accounting experience.
  • Minimum of 2 years of Yardi administration experience.
  • Experience with SQL querying and custom reporting within Yardi.

Nice-to-haves

  • Experience in property management and training & development.
  • Ability to work independently with little supervision.
