About the position

The Marketing & Sales Director at Emerald Heights is responsible for managing and directing the implementation of marketing plans and programs to achieve the community's strategic goals. This role involves supervising the marketing office staff, providing sales training, and collaborating with the Vice President of Marketing & PR to develop effective marketing materials. The position is integral to ensuring the community meets its occupancy goals and provides an upbeat and active lifestyle for its residents.

Responsibilities

  • Oversee and direct implementation of marketing and sales plans, processes, and procedures.
  • Supervise marketing & sales staff.
  • Provide ongoing sales training and coaching for marketing & sales staff.
  • Develop and implement effective marketing and sales action plans within budget parameters.
  • Work directly with Vice President of Marketing & PR and consultants in developing effective marketing and sales materials.
  • Provide the VP Marketing & PR with information and advice regarding significant issues related to the Marketing goals and objectives.
  • Direct and supervise marketing office inquiry, lead follow-up and appointment generation processes.
  • Review and update/modify marketing and sales office procedures to maximize efficiency and effectiveness.
  • Recommend changes to processes and procedures for accomplishment of occupancy goals; implement approved changes.
  • Develop and implement periodic surveys of Future Residents list members.
  • Work closely with other departmental staff to ensure smooth interface with marketing and sales activities.
  • Participate in Board committee and management meetings as requested.
  • Participate in staff meetings and resident functions as appropriate.
  • Ensure completion & submission of WSHFC applications to meet set-aside requirements annually.
  • Comply with Emerald Communities and Emerald Heights' policies and procedures.
  • Ensure timely and accurate reports on the effectiveness of advertising/public relations strategies (cost per lead, cost per sale) utilizing available computer software.
  • Understand and interpret Emerald Communities and Emerald Heights' policies to prospects and residents.
  • Communicate the Emerald Communities community-specific life care program to prospective residents.
  • Interpret resident contract documents to prospects.
  • Manage own inquiry calls, lead follow-up, appointment generation and prospect tours that result in sales and new move-ins.
  • Track telephone, e-mail and appointment activity as a means of monitoring effectiveness of marketing programs.
  • Meet established individual sales and occupancy goals.
  • Ensure contract documents on sales made accurately, completely and in a timely manner.
  • Coordinate with facilities team the prompt refurbishments of our apartments to enable residents to close on time.
  • Ensure all cancellations are followed up and handled properly.
  • Give presentations about Emerald Heights to outside groups such as church groups, civic organizations, community leaders, etc.

Requirements

  • Bachelor degree in a related field or equivalent life experience.
  • At least five years' experience in sales management working with the public in face-to-face interaction.
  • Knowledge and experience with Microsoft Office: Word, Excel & Outlook.
  • Experience in planning, organizing and implementing processes is required.
  • Professional demeanor.

  • Regular, predictable and dependable attendance.
  • Effective communication skills, both verbal and written in English.
