About the position

The Real Estate Manager at Oxy, Inc. is responsible for managing and executing a variety of real estate-related activities within the Real Estate & Facilities Department. This role involves overseeing lease and sublease transactions, redevelopment projects, and the purchase and sale of real property. The manager will coordinate with internal and external stakeholders, negotiate contracts, and ensure compliance with legal and financial requirements, all while contributing to the company's commitment to safety and environmental stewardship.

Responsibilities

  • Manage and execute real estate activities including lease and sublease of commercial office premises, redevelopment, and purchase/sale of real property.
  • Gather and evaluate real estate market and property data in conjunction with outside consultants.
  • Coordinate negotiations with building owners and landlords, and act as landlord in negotiations with tenants.
  • Develop lease documents and summaries, and review materials as part of the due diligence process.
  • Drive lease negotiations, produce lease comments, and resolve conflicts.
  • Coordinate transaction processes including market studies, financial analysis, and project justification.
  • Develop and execute project plans, schedules, and budgets for assigned real estate transactions.
  • Supervise operating expense audits where applicable.

Requirements

  • Bachelor's degree or equivalent required.
  • Minimum of 5 years experience with corporate real estate transactions.
  • Strong documentation and drafting background for real estate contracts and agreements.
  • Experience as a supervisor of projects or project manager in a commercial real estate setting.
  • Outstanding communication skills, both written and verbal.
  • Ability to handle multiple projects in differing real estate settings.
  • Ability to understand and develop real estate financial models.
  • Proficiency with Microsoft Outlook, Office, Excel, and PowerPoint.

Nice-to-haves

  • Experience in corporate real estate supporting a corporation or business unit.
  • JD, Masters in Real Estate, Masters in Finance, or MBA.
  • Experience in corporate real estate transactions in non-US jurisdictions.
