About the position

The Mobile Engineer is responsible for maintaining the integrity of all building systems and ensuring efficient operations while providing a variety of tenant services. This role requires a proactive approach to tenant relations, adhering to established operational and safety procedures. The Mobile Engineer will oversee the day-to-day operations, maintenance, and repair of all building and site systems for assigned properties, which include HVAC, electrical, lighting, plumbing, energy management, water treatment, hardware, keying, and fire protection. In this position, the Mobile Engineer will perform, assist in, or oversee the installation, fabrication, construction, troubleshooting, and repair or maintenance of complex mechanical and electrical equipment. The role involves receiving work assignments, planning, and generating work to be performed, as well as obtaining necessary tools, equipment, and materials. Timely completion of assignments and paperwork is essential. The Mobile Engineer will also assist in monitoring contractors, inspecting their work, and generating deficiency lists to ensure quality standards are met. The Mobile Engineer is expected to maintain logs on daily activities and events, provide technical support, and assist in training less experienced staff. Effective communication regarding the status and activity of building operations is crucial, as is the ability to respond to after-hours emergencies, including fire, flooding, severe weather, and power outages. The role promotes a high standard in the operation and appearance of properties and requires establishing and maintaining positive relations with tenants through proactive communication and high levels of customer service.

Responsibilities

  • Perform and oversee the day-to-day efficient operation, maintenance, and repair of all building and site systems for assigned properties.
  • Assist in the installation, fabrication, construction, troubleshooting, and repair of complex mechanical and electrical equipment.
  • Receive work assignments, plan and generate work to be performed, and obtain necessary tools, equipment, and materials.
  • Monitor contractors, inspect work, and generate deficiency lists.
  • Maintain cleanliness and organization of the shop, penthouse equipment rooms, and common areas.
  • Follow inspection and service procedures outlined in preventative maintenance and loss control programs.
  • Accurately complete tenant requests, repair work, and related records for the respective site/buildings.
  • Regularly inspect all areas of the site/building(s) and report deficiencies and suggestions for improvements.
  • Maintain logs on daily activities and events as required.
  • Provide technical support and assist in the training of less experienced staff.
  • Communicate the status and activity of building operations and report any potential or existing problems promptly.
  • Be available for various shifts, including extended hours, nights, weekends, and holidays to ensure adequate building coverage and perform necessary repairs.
  • Respond to after-hours emergencies such as fire, flooding, severe weather, and power outages.

Requirements

  • High School diploma or equivalent educational certification preferred.
  • A minimum of 2 to 4 years as a Maintenance Technician / Building Engineer or equivalent field experience required.
  • Comprehensive training and certification in HVAC and other technologies relating to building engineering and/or equivalent job-related training and experience.
  • Ability to work independently with limited supervision in a fast-paced environment and deal effectively with multiple, simultaneous deadlines and projects.
  • Ability to organize and coordinate work efficiently and effectively set priorities.
  • Working knowledge of OSHA, NFPA, and Life Safety codes and regulations preferred.
  • Ability to participate in on-call schedule for after-hour calls required.
  • Basic skills necessary to operate a computer for general day-to-day work and communications.
  • Ability to effectively communicate in writing as needed.
  • Working knowledge of web-based work order systems, such as Angus, Interwise, Energy Link or similar required.
  • Demonstrate exemplary tenant relations and project a positive appearance and attitude at all times.
  • Flexibility to work at various properties that may be assigned from time to time.
  • Possess knowledge of safe and efficient operation of all equipment, power, and hand tools, including but not limited to a snow blower.
  • Valid driver's license and satisfactory driving record when required.

Nice-to-haves

  • License(s) for applicable jurisdiction and equipment as required based on location: Massachusetts Properties - Refrigeration Trainee's License (Preferred)
  • CFC certification for the type of equipment serviced (Universal Certification preferred)
